<br />Planning Commission <br />Meeting Minutes <br />APRIL 132006 <br />Page 8 of 15 <br /> <br />. All necessary public street improvements are in place. <br />. Staff recommends approval of the minor subdivision plat for the Capitol Hill Addition, <br />Replat A with one condition as follows: <br />1) Note #6 on the subdivision plat shall be updated to reference variance case #06- <br />004- V A. <br /> <br />Commission Questions of Staff: <br />Deborski inquired about the width of Grant St and if it was adequate to provide parking in front <br />of the proposed homes. He also asked about water and sewer taps. <br /> <br />Wood stated that he would need to review the plans for the width of street but perhaps the <br />applicant knew the answer to that question. He also confirmed that a water and sewer tap would <br />be needed for the 2nd home. <br /> <br />Applicant Presentation: <br />Michael Nunez, WestMark Design and Construction, provided an overview of the company. He <br />illustrated the design features of the types of home that are proposed for the two lots with a <br />handout of some homes that the company has built in Erie. <br /> <br />Commission Questions of Applicant: <br />Deborski asked what size of homes are being proposed for the lots and the location of any <br />planned garages. <br /> <br />Nunez replied that lots would allow for a two-story with approximately 2,699 SF. The corner lot <br />is proposed to have a Craftsman Design and the other lot on Grant is proposed to be a Craftsman <br />Bungalow Design. He also stated that the garages are located off the alley, recessed 12-14 feet <br />instead of the required 5-feet. <br /> <br />Members of the Public: None. <br /> <br />Commission Questions of Staff and Applicant: None <br /> <br />Public Hearing Closed / Commission Comments: <br />The Commissioners had no discussion or comments regarding the project. <br /> <br />Dalton moved and Pritchard seconded a motion to approve Resolution No. 12, Series 2006, a <br />resolution approving a minor subdivision replat for a two-lot single-family residential <br />subdivision - Capitol Hill Addition, Replat 'A' with one condition: 'Note #6 on the subdivision <br />plat shall be updated to reference variance case #06-004- VA.
