The Authority requested that seven items be perused and a <br />packet of the best available information delivered to the City Manager's Office by noon on Thursday, <br />January 22, 2004. The seven items are as follows: <br />1. Prepare a schematic layout of a six -unit project for the site. <br />2. Evaluate the layout <br />a. Workability and feasibility - <br />b. Test site costs per unit compared to the four -unit project. <br />3. Prepare a, summary spreadsheet with side by side cost comparisons of the four and six unit projects. <br />4. Investigate options for cost reduction on the site. <br />5. Compare the differences in the water and sewer tap fees for the 4 -unit vs. the 6 -unit project. <br />6. Continue to field locate the utilities <br />7. Investigate the location and constraints posed by the recent Comcast fiber optic cable TV installation. <br />This Update No. 3 includes the first four items on the above list. Item 6, the utilities were finally located <br />today and painted on the ground. We will locate them tomorrow and have more information available for <br />the Work Session with Council next week. We will continue with the other items and report as soon as <br />information is available. <br />1. Schematic Layout <br />Peter Stewart sketched several building alternatives for a 6 -unit project on the site. We selected the <br />option that we believe is readily adapted to the site and prepared a sketch plan of the buildings and <br />site improvements. That plan is shown on the attached Exhibit Plan entitled "6 Unit Schematic ". <br />Due to time constraints, our selection was made on the basis of practicality and workability with the <br />existing site design concepts. <br />2. Evaluation <br />a. The site plan was laid out for practicality and we believe that it could work well. In order to <br />develop the design to the detail as has been done for the 4 -unit project, additional time is <br />required, particularly with the design of the building and the functionality of site. Generally, <br />there are no "deal - killers" that we could discover in the limited time available. The knowledge of <br />the site that we have gained in working with the 4 -unit project tells us that the 6 -unit could work. <br />b. Site Costs <br />The 6 -unit project is different in site development needs due to the size and shape of the <br />structures. Indeed, there will likely be some landscaping walls around the southwesterly most <br />patios. The quantities of earth moving and paving will be somewhat different but until a more <br />developed design is available, new quantities are a guess.
