LOUISVILLE BOARD OF ADJUSTMENT <br />STAFF REPORT <br />JANUARY 18, 1995 <br />APPLICANT: Ron and Linda Knutson <br />OWNER: same <br />LOCATION: 823 Garfield Avenue (Lots 5, 6, &7, Block 5, Louisville Heights) <br />ZONING: RL - Residential Low Density <br />REQUEST: Approval of a variance to allow a 1' 2" rear yard setback where a <br />minimum 10' is required for an accessory structure for construction <br />of an addition to an existing garage. <br />BACKGROUND <br />The subject property is 75' wide by 125' deep and totals 9,375 square feet. It contains an <br />existing two story single family residence and an existing 18'3" deep by 24'5" wide <br />garage. The garage is setback only 1'2" from the alley. Access to the garage is not from <br />the alley, but rather is from Garfield Avenue via a driveway along the north side of the <br />house. The proposal is to build an two additions to the existing garage. The first is a 10' <br />by 15' addition to the south side of the garage continuing the existing setback from the <br />alley along the 10' length. This addition triggers the need for the requested variance. The <br />second addition extends the garage six feet to the front (east). It will be setback 5'S" from <br />the side property line and complies with the required setbacks for an accessory structure. <br />VARIANCE CRITERIA <br />The Board of Adjustment has authority to hear and decide, grant or deny this application <br />for a variance to section 17.12.040 pursuant to the powers granted the Board in section <br />17.48.110 of the Louisville Municipal Code. The Board may grant a variance only if it <br />makes findings that all of the criteria, as established under section 17.48.110, have been <br />satisfied insofar as applicable: <br />1 <br />
