monument sign, which does comply in terms of area. It complies with the ten-foot setback and would be <br />mounted on a brick base. The Planning Commission did have a concern with the finish on the material for <br />this sign. They felt it lacked the durability that the Commercial Development Design Guidelines <br />(CDDSG) require. Staff is requesting that the sign face be a gray stucco material, rather than a Datex <br />material, to more closely resemble the materials of the building. Staff is also requesting that the blue sign <br />panel is recessed into the background to be flush with the sign face, and that the "An EDS Company" <br />lettering is peg-mounted to the sign face. <br /> <br />The Planning Commission forwarded a recommendation of approval with the following five conditions: <br />1. That the monument sign base shall be constructed of gray-colored stucco, while retaining the <br /> brick base, with the logo panel recessed such that it is flush with the sign face and that the "An <br /> EDS Company" lettering shall be peg-mounted to the sign face; <br />2. That it shall be noted on the Final PUD Amendment that this PUD Amendment shall be the <br /> controlling document for project signage at this site and shall supersede all previous approvals for <br /> signage; <br /> That a variety of flowering perennials are provided for the monument sign setting, subject to Staff <br /> review and approval; <br /> That the monument sign as depicted on the site plan and the extraneous text below the 'Centrobe' <br /> wall sign are stricken from the plans; and <br /> That if the required landscaping is not installed by May 15, 1999, this PUD shall be called back <br /> for review before Planning Commission pursuant to subsection 17.28.220 (A) and that a <br /> performance guarantee consistent with City code and City policies shall be held until such time as <br /> the required landscaping is complete. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Richard Johnston, Real Estate Manager for Centrobe, 833 W South Boulder Road, Louisville, Colorado, <br />asked to address a few of the Planning Commission comments. He stated that they feel the dantex <br />material used on the monument sign was consistent with the material used on the building's column and <br />trim pieces. He explained that the material was also selected for its ability to easily fabricate into parts <br />that can be shipped to the site and assembled. Johnston was then available to answer any questions. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Sisk asked when the sign at Centrobe on McCaslin was put up. <br /> <br />Johnston replied on May 15, 1998. <br />Sisk stated that the application for a new sign was filed on July 8, 1998. <br /> <br />Johnston replied that several attempts were made to resolve the issue earlier, however, they failed to meet <br />certain criteria and had to return to the drawing board. <br /> <br />Sisk stated that this indicates that Centrobe erected a sign on their own, without City approval. <br /> <br /> <br />
