SITE NOTES
<br />1. The overall site plan is to be used in conjunction with irrigation, documents and
<br />speclficaons to complete the site information.

<br />The preparer of these plans MI not be responsible for, or liable for, unauthorized
<br />changed to or uses of these plans. All changes of these plans must be in venting and
<br />must be approved by the preparer poor to construction.
<br />Contractor shall maintain a complete set of current drawings used at the project see
<br />The on -site drawing set must include all revisions and issuances made dunng
<br />construction.
<br />The contactor shall be solely responsible for safety in, on or about the project see
<br />Any damage to adjacent property or utilities, not designated for removal, relocation or
<br />replacement, shall be repaired to anginal condtion and/or replaced by the contractor
<br />at the contractors expense.
<br />5. The contactor shall be responsible for obtaining any permits or licenses required for
<br />the performance of the work as applicable to the project
<br />6. The contactor shall obtain, at his own expense, all applicable codes, licenses,
<br />standard specifications, permits, binds, etc., which are necessary to perform the
<br />proposed work, including, but not limited to a local and state groundwater discharge
<br />and Colorado Deparhnent of Health and Environment (CDHPE) stormwater discharge
<br />permit associated with construction activity.
<br />7. Contactor shall be responsible for notifying the Owner if any significant
<br />inconsistencies between the existing condeons and these plane are discovered.
<br />8. The Contractor shall be responsible for all construction surveying. Layout and staking
<br />of all improvements shall be approved by the Owner pnor to matallahon of
<br />improvements. Discrepancies to the base information shall be brought to the Owner
<br />attention fora decision pnor to commencing with the work Notification of request for
<br />field review shall be made a minimum of 24 hours m advance
<br />9. Contractor shall examine the see conditions and notify the Owner in urging of
<br />unsatisfactory conditions Do not proceed until condrhons have been corrected
<br />10. Contactor shall field vent' and examine all existing condr one pnor to bidding or
<br />performing any construction operation
<br />11. Contractor staging area and construction access to be determined with Owner at
<br />pre-conatructon meeting.
<br />12. Contractor shall be responsible for his/her own construction quantity estimates
<br />13. All concrete network (including sidewalks) shall have 2 % cross dope, unless
<br />othervnae noted.
<br />14. The Owner makes no warranty as to the correctness and/or completeness of the
<br />existing utdey locations shown or not shown on the plans. The contractor shall be
<br />responsible for field verifying the honzontal and vertical location of all existing uhleea
<br />including water, sewer, storm drams, gas transmission lines, and other ulrbires above
<br />and below the surface that may affect the project. Should discrepancy or conflict be
<br />discovered the contractor shall notify the owner immediately, and shall not continue
<br />construction until said conflict can be resolved m wntrng. The contractor is responsible
<br />for the protection of all utility Imes dunng the construction period, responsible for
<br />reparnng any and all damage to utilities, structures, see appurtenances, etc. that
<br />occur as a rearm of construction.
<br />15. The contractor shall notify all utdey companies at least 48 hours pnor to beginning
<br />construction to vent' depth and location of all utMes.
<br />16. Any construction debns or mud -tracking in the public nghtof-way resulting from the
<br />work shall be removed immediately by the contractor.
<br />17. The contractor shall provide all lights, sons, bamcedes, flagmen and other devices
<br />necessary to provide for the public safety on and about the site. The contactor shall
<br />furnish appropnate traffic control and safety measures in accordance with the
<br />requirements of applicable highways and transportation aumonty.
<br />18. Contractor shall take appropriate measures to protect both on site and adjacent
<br />property, trees and vegetation. Areas outside the times of work as shown on the
<br />plans and/or cross sections shall remain undisturbed. Any eema not intended for
<br />demolition must be protected. Any damage will be repaired at contractors expense.
<br />19. Contractor shall clear and grub the area disturbed by grading. Debns, vegetation,
<br />roots and other materials not suitable for backfill shall be removed from the site and
<br />disposed of by the contractor.
<br />20. Contractor shall remove all debns from demolition operation on a daily basis.
<br />21. Additional layout information may be provided to the contractor pnor to construction,
<br />upon request. Owner MI provide digital files of the see plan in AutoCAD format. Allow
<br />72 hours after request for delivery of files
<br />22. Written dimensions will take precedence over scaled dimensions. All dimensions shall
<br />be field venfied by contractor pnor to construction. Any deviation from these plane
<br />must be approved by the Owners Rep pnor to construction.
<br />23. Curved walks and curb edges are intended to be constructed with smooth flowing
<br />curves using flexible form matenals. Anything other than smooth flowing curves MI
<br />be ejected All forms to be inspected & approved by owner. Contactor to give owner
<br />48 hours notification of form inspection.

<br />Owners Rep shall approve final staking by contractor of all concrete walls pnor to

<br />All site improvements must be field surveyed and staked by contractor Landscape
<br />Architect and/or Owners Rep shall approve staked location of improvements pnor to
<br />installation.
<br />It is the responsrbdey of the Contractor to provide all submittals and cut sheets to the
<br />Landscape Architect for approval pnor to the commencement of work. See
<br />specifications for detailed submmal information.
<br />Sight tnangles and sight lines shall remain unobstructed by equipment, construction
<br />materials, plant material or any other visual obstacle dunng the contract period and at
<br />maturity of plants per localjunsdrebonal requirements No plant material other than
<br />ground cover is allowed to be planted adjacent to fire hydrants as stipulated by
<br />jurisdictional requirements

<br />TOPSOIL NOTES
<br />1 All rmpoded topsoil shall be a loam or sandy loam. At kart 10 days pnor to
<br />topsoil delivery, notrty Owners Representative of the source(a) from which
<br />topsoil is to be furnished Topsoil shall be furnished by the contactor and shall
<br />boa natural, fnable sod representative of productive soils in the vrcrney. It shall
<br />be obtained from the top 12' of well drained areas, and shall be free of
<br />admixture of subsoil, large clods, foreign matter, objects larger than one inch in
<br />any dimension, toxic substances, and any material or substances that may be
<br />harmful to plant growth. For all topsoil, the pH value shall fall between a range
<br />of 6.0 to 7.5, and a shall have a minimum organic matter content of 2.9%.
<br />2 Submit sod analysis report for proposed topsoil rn awordance with "Method of
<br />Sod Analysis - Agronomy 89" as published by the American Society of
<br />Agronomy
<br />3 Before delivery of topsoil, fumrsh Landscape Archeent a sod analysis made by
<br />an acceptable soil testing laboratory stating percentages of silt, clay, sand and
<br />organic matter, pH and mineral and plant nutrient content of topsoil for both
<br />plant and lawn growth. If not suitable, state recommended quantities for
<br />nerogen, phosphorus, potash and trace elements, and any limestone,
<br />aluminum sulphate or other sod amendments to be added to make topsoil
<br />suitable for trees/shrubs, for lawn and for planters
<br />4. Provide topsoil for the entire sodded field area to a minimum depth of 4°
<br />Contractor to provide wntten verification of topsoil quantity at the time of
<br />delivery. Owners Representative to be notified after stockpiling to inspect
<br />quantity and quality of topsoil. Contactor to protect topsoil through all
<br />construction. If quantity stockpiled is insufficient, contractor is to import
<br />remainder of topaod at his own expense.
<br />At the completion of other work in each area to be sodded, place and grade
<br />topsoil to Owners Representative's satisfaction Scanty top 4" of backfill pnor
<br />to placing topsoil.
<br />LANDSCAPE NOTES
<br />1 All plants are to be nursery grown stock from growers located in USDA hardiness
<br />zones 1, 2, 3 or 4. All plant material shall be m accordance with American Association
<br />of Nurserymen specification for number one grade
<br />2 Install mulch in all planting beds as indicated on plans and details Sample of mulch
<br />to be approved by landscape architect poor to installation. For all single tees and
<br />shrubs not in a planting bed, provide shredded western red cedar mulch ring, 30"
<br />diameter, 4" depth.
<br />3. The contractor is responsible forvenfying all plant quantities. graphic quantities takes
<br />precedence over wntten quantities
<br />4. Contactor to install geotextile fabric for weed protection beneath all shrub beds per
<br />specs.
<br />5. All planting beds, sod, 8 trees to be irrigated with a permanent underground imgation
<br />system. All turf areas to be imgated with automatic pop-up rogation system. All shrub
<br />beds and trees to be irrigated with automatic drip (trickle) imgation, or acceptable
<br />alternate. The irrigation system is to be adjusted to meet the ureter requirements of
<br />the individual plant notenal.

<br />7 The landscape contactor shall be responsible for ensuring poserve drainage exists in
<br />all landscape areas. Surface drainage on landscape areas shall not flow toward
<br />structures and foundations. All landscape areas between walks and curbs shall drain
<br />freely to the curb unless otherwise identified on the grading plan. In no case shall the
<br />grade, turf thatch, or other landscape materials dam water against walks. Minimum
<br />slopes on landscape areas shall be 2%, maximum slope shall be 25% unless
<br />specifically identified on the plans or approved by the owners representative

<br />9. To the maximum extent feasible, topsoil that is removed during construction actively
<br />shall be conserved for later use on areas requiring revegetation and landscaping.
<br />10. Minimum clearance of three (3) feet on each bide of the fire department connection

<br />11. At seed area boundaries adjacent to existing native areas, overlap abutting native
