Gigi Yang
Louisville Historical Museum
Department of Cultural Services
City of Louisville, Colorado
November 2024
Citytr
Om Louisville
COLORADO • SINCE 1878
1016 Main St. History
Legal Description: LOT 10 BLK 17 CALEDONIA PLACE
Year of Construction: c. 1895-1910
Summary: The history of 1016 Main exemplifies the modest lives of Louisville residents in the late 19th
and 20th centuries. The property was used by several generations of the Ashe and Petrelli families as a
source of rental income and as a home. It provides a distinctive example of mail-order house
construction and of the building industry.
Development of the Caledonia Place Subdivision
The subdivision in which this property is located was originally part of Caledonia Place which was platted
and recorded with Boulder County in 1890 by James Cannon, Howard Morris, and Henry Brooks. It was
the fourth addition to original Louisville, which had been platted in 1878.
Early Property Ownership
The earliest transaction for this property occurred in 1892 when J.C. Williams purchased Lot 10 Block 17
from Howard Morris, James Cannon Jr., and Henry Brooks- the original developers of Caledonia Place.
J.C. Williams was an early developer in Louisville who owned many properties throughout downtown. He
was a Superintendent for Northern Colorado and Coke and the Rocky Mountain Fuel Company.
Williams promptly resold the property to George B. Cannon, a Lafayette florist and brother of James
Cannon, Jr. Within a year, in 1894, Cannon sold the property to the McAllister Lumber & Supply
Company. At that time Frank L Boyd was the manager of the Louisville office of McAllister Lumber.
McAllister Lumber provided building supplies to the mines and cities and had begun dabbling in the real
estate market, purchasing and selling lots in Louisville and Lafayette. Nine years later, in 1904, through a
quit claim deed, Frank Boyd acquired the property for $40.
