ORDINANCE NO. 1656 <br /> SERIES 2014 <br /> AN ORDINANCE APPROVING AN AMENDMENT TO THE TAKODA GENERAL <br /> DEVELOPMENT PLAN TO INCORPORATE LOTS 1-4, BLOCK 11, TAKODA <br /> SUBDIVISION AND CHANGE THE ALLOWED USE ON THOSE LOTS TO 24 <br /> RESIDENTIAL UNITS <br /> WHEREAS, the City Council by Ordinance No. 1536, Series 2008, previously approved <br /> a Planned Community Zone District (PCZD) General Development Plan for property known as <br /> Takoda; and <br /> WHEREAS, the City Council by Ordinance No. 1576, Series 2010, previously approved <br /> an amendment to the PCZD General Development Plan to allow for a density transfer of 20 <br /> residential dwelling units from Planning Areas 2 and 3 to Planning Area 4 and to revise certain <br /> residential development bulk and dimension standards; and <br /> WHEREAS, the City Council by Ordinance No. 1601, Series 2011, previously approved <br /> an amendment to the PCZD General Development Plan to rezone a parcel from Agriculture (A) <br /> and Office (0) to Planned Community Zone District-Residential (PCZD-R) and Planned <br /> Community Zone District-Commercial/Residential (PCZD-C/R), and to make other revisions to <br /> the General Development Plan provisions applicable to Planning Area 4 in connection therewith; <br /> and <br /> WHEREAS, Summit View Professional Park, LLC, the owner of Lots 1-4, Block 11, <br /> Takoda subdivision, has submitted to the City a request for approval of an amendment to the <br /> PCZD General Development Plan to include those lots in the PCZD General Development Plan, <br /> to change the allowed uses from commercial/office and residential to 24 residential units, and to <br /> make other revisions to the General Development Plan provisions in connection therewith; and <br /> WHEREAS, after a duly noticed public hearing on December 12, 2013 concerning said <br /> amendment to the PCZD General Development Plan, where evidence and testimony were <br /> entered into the record, including without limitation the findings in the Louisville Planning <br /> Commission Staff Report dated December 12, 2014, the Planning Commission recommended <br /> approval of such amendment to the City Council; and <br /> WHEREAS, the City Council has duly considered the Planning Commission's <br /> recommendation; and <br /> WHEREAS, the City Council has held a duly noticed public hearing on the proposed <br /> amendment to the PCZD General Development Plan, at which evidence and testimony were <br /> entered into the record, including without limitation the findings in the City Council staff report <br /> and other documents as listed in such report; and <br /> Ordinance No. 1656, Series 2014 <br /> Page 1 of 3 <br />
