ORDINANCE NO. 1656 SERIES 2014 AN ORDINANCE APPROVING AN AMENDMENT TO THE TAKODA GENERAL DEVELOPMENT PLAN TO INCORPORATE LOTS 1-4, BLOCK 11, TAKODA SUBDIVISION AND CHANGE THE ALLOWED USE ON THOSE LOTS TO 24 RESIDENTIAL UNITS WHEREAS, the City Council by Ordinance No. 1536, Series 2008, previously approved a Planned Community Zone District (PCZD) General Development Plan for property known as Takoda; and WHEREAS, the City Council by Ordinance No. 1576, Series 2010, previously approved an amendment to the PCZD General Development Plan to allow for a density transfer of 20 residential dwelling units from Planning Areas 2 and 3 to Planning Area 4 and to revise certain residential development bulk and dimension standards; and WHEREAS, the City Council by Ordinance No. 1601, Series 2011, previously approved an amendment to the PCZD General Development Plan to rezone a parcel from Agriculture (A) and Office (0) to Planned Community Zone District-Residential (PCZD-R) and Planned Community Zone District-Commercial/Residential (PCZD-C/R), and to make other revisions to the General Development Plan provisions applicable to Planning Area 4 in connection therewith; and WHEREAS, Summit View Professional Park, LLC, the owner of Lots 1-4, Block 11, Takoda subdivision, has submitted to the City a request for approval of an amendment to the PCZD General Development Plan to include those lots in the PCZD General Development Plan, to change the allowed uses from commercial/office and residential to 24 residential units, and to make other revisions to the General Development Plan provisions in connection therewith; and WHEREAS, after a duly noticed public hearing on December 12, 2013 concerning said amendment to the PCZD General Development Plan, where evidence and testimony were entered into the record, including without limitation the findings in the Louisville Planning Commission Staff Report dated December 12, 2014, the Planning Commission recommended approval of such amendment to the City Council; and WHEREAS, the City Council has duly considered the Planning Commission's recommendation; and WHEREAS, the City Council has held a duly noticed public hearing on the proposed amendment to the PCZD General Development Plan, at which evidence and testimony were entered into the record, including without limitation the findings in the City Council staff report and other documents as listed in such report; and Ordinance No. 1656, Series 2014 Page 1 of 3
