<br />Density Transfer
<br />1. This FDP / PUD allows a total of 350 residential units for the Takoda property, but it is not intended to exclude the future
<br />transfer of residential density from or to adjacent properties. In such a future density transfer, the transferring property would
<br />lose one residential unit entitlement for each unit transferred to the Takoda property and vice versa. This will result in no net
<br />gain of residential units for the properties as a whole.
<br />Residential units from the Takoda property will not be transferred to any adjacent property that is closer to the northern
<br />Louisville municipal boarder with Lafayette. The Density Transfer is intended to encourage cohesive residential planning in
<br />this area of north Louisville including, if permitted, the reduction of residential density on the Louisville municipal border. The
<br />maximum number of residential units in this part of the 2005 Comprehensive Plan Opportunity Area One (see vicinity map
<br />above) will not exceed the envisioned limit of 372 residential units as a result of such a density transfer to or from the Takoda
<br />property.
<br />2. Any proposed density transfer must be processed as a proposed GDP amendment and is subject to City approval,
<br />disapproval or approval with modifications under City standards, requirements and procedures as in effect from time to time.
