Louisville Historical Museum
Department of Library & Museum Services
City of Louisville, Colorado
January 2014
If tiy
Louisville
COLORADO • SINCE 187S
1013 Front St. History
Legal Description: Original legal description was: Lot 5, Block 17, Caledonia Place Addition.
Current legal description is: Unit 1013 Corl Condominiums.
Year of Construction: circa 1892
Summary: Historically, 1013 Front was part of a larger parcel that consisted of the houses at
the addresses of both 1001 Front and 1013 Front. Based on information received from the Del
Pizzo family, 1013 Front was rented out to tenants by the Del Pizzo family, which owned the
larger parcel, for several decades starting in the 1930s. Evidence suggests that it was also a
rental before the 1930s.
Development of the Caledonia Place Addition
The subdivision in which 1013 Front St. is located is Caledonia Place. This subdivision was
platted and recorded with Boulder County in 1890 by James Cannon, Howard Morris, and Henry
Brooks. It was the fourth addition to original Louisville, which had been platted in 1878.
Construction & Early History
The Boulder County website gives the date of construction of 1013 Front St. as 1985. However,
the County has sometimes been found to be in error with respect to the dates of construction
of historical buildings in Louisville. At times, the County has been found to be giving the date of
a remodel as the original date of construction. It is therefore important to examine all of the
evidence for when a particular building was constructed.
It was found that the County also has another date for the construction of 1013 Front, as the
County Assessor Card from 1948 gives the construction date as 1892. There is no evidence to
suggest that one house was torn down and another built between the years of 1948 and 1985.
The 1892 date is believed to be at least approximately correct because it is consistent with the
1
