ORDINANCE NO. 1577 <br /> SERIES 2010 <br /> AN ORDINANCE AMENDING SECTION 17.12.060 OF THE LOUISVILLE <br /> MUNICIPAL CODE TO INCREASE THE LIMITATION ON MAXIMUM FLOOR <br /> AREA IN THE WESTERLY PORTION OF DOWNTOWN LOUISVILLE AND <br /> AMENDING SECTION 17.20.025 OF THE LOUISVILLE MUNICIPAL CODE TO <br /> REDUCE THE REQUIRED PARKING RATIO AND ADOPT SPECIFIC RESIDENTIAL <br /> PARKING REQUIREMENTS FOR DOWNTOWN LOUISVILLE <br /> WHEREAS, the City of Louisville is a home rule municipal corporation organized under <br /> and pursuant to Article XX of the Colorado Constitution and the Louisville Home Rule Charter; <br /> and <br /> WHEREAS, it is in the best interest of the City of Louisville to have parking <br /> requirements that adequately meet the parking needs of the downtown area without providing <br /> excess supply that can be detrimental to the unique character of the downtown area; and <br /> WHEREAS, it is desirous to have a maximum allowable floor area in the westerly <br /> portion of Downtown Louisville, as defined in section 17.08.591 of the Louisville Municipal <br /> Code, which allows for growth in the area without requiring extensive street infrastructure <br /> improvements; and <br /> WHEREAS, Section 17.12.060 of the Louisville Municipal Code currently limits the <br /> maximum floor area within the westerly portion of Downtown Louisville to 354,000 square feet; <br /> and <br /> WHEREAS, Subsection 17.20.025.A of the Louisville Municipal Code currently <br /> requires that one parking space per 400 square feet be provided for any building construction, <br /> expansion or modification within Downtown Louisville that creates additional floor area; and <br /> WHEREAS, the Louisville Municipal Code does not currently provide separate <br /> residential parking requirements for Downtown Louisville; and <br /> WHEREAS, City Staff recently completed a parking study of downtown Louisville <br /> which indicates that certain amendments to the Louisville Municipal Code are appropriate <br /> regarding parking requirements and regarding the maximum allowable floor area in the westerly <br /> portion of Downtown Louisville; and <br /> WHEREAS, comments on the proposed parking and downtown development regulations <br /> were gathered through five meetings with the Business Retention and Development Committee <br /> and two separate downtown stakeholder meetings; and <br /> Ordinance No. 1577, Series 2010 <br /> Page 1 of 4 <br />
