LOUISVILLE BOARD OF ADJUSTMENT <br />STAFF REPORT <br />JUNE 17, 1992 <br />ITEM: Pearson - Lot Coverage Variance - Public Hearing <br />APPLICANT: Jamie B. and Kelly J. Pearson <br />LOCATION: 2291 Evans Circle (Lot 158, Louisville North, First <br />Filing, County of Boulder, State of Colorado) <br />ZONING: Residential Estate - RE <br />REQUEST: <br />The applicant is requesting approval of a 5.7% lot coverage <br />variance to complete the construction of a single family residence. <br />BACKGROUND: <br />The subject property is located at the southwest corner of Evans <br />Circle and Centennial Drive. The property is surrounded by single <br />family residences zoned RE. <br />The applicant has submitted building plans to complete the <br />construction of an existing foundation and a detached double car <br />garage. The existing improvements were abandoned by the former <br />property owner in August of 1991. <br />The original building permit was issued in May of 1990 for a new <br />below grade "earth shelter" residence with a detached garage. Due <br />to setback restraints, the garage was to be attached to the <br />residence by a breezeway. Construction of the improvements stopped <br />in February of 1991 due to litigation initiated by the <br />Architectural Control Committee (ACC) over the house design and <br />detached free standing garage. <br />The applicant has submitted building plans for a ranch style <br />residence which utilize the existing foundation a garage. Proposed <br />plans integrate the residence and the garage together as an <br />architectural unit typical of homes with the immediate vicinity. <br />Staff has not received any documentation from the Architectural <br />Control Committee as to the proposed building plans. <br />STAFF COMMENTS: <br />Gross lot area of the subject property is approximately 13,631 s.f. <br />The proposed building coverage, including the attached garage, is <br />1 <br />
