Planning Commission <br />Meeting Minutes <br />September 12, 2024 <br />Page 5 of 12 <br />Moline concurred with all his fellow commissioners' comments and with the staff's <br />comments, supporting the waivers and all the criteria. <br />Brauneis was also in support of the proposal and found the setbacks to be appropriate. <br />He was particularly excited about the reuse of the existing building and the preservation <br />of the historic sign. <br />Brauneis moved to make the motion. Choi moved to approve Resolution 9, Series 2024, <br />recommending approval for a PUD Amendment and Special Review Use for 947 Pine <br />Street, seconded by Mihaly. <br />Preliminary PUD Amendment, Preliminary Plat Land Use Exhibit Amendment <br />Rezoning and Special Review Use — 1032, 1034, 1040 East South Boulder Road: <br />Staff Presentation: <br />Post started his presentation by explaining the item, which was Resolution 10, Series <br />2024, recommending approval of the Coal Creek Village Preliminary Planned Unit <br />Development (PUD), Preliminary Plat, Rezoning, Land Use Exhibit Amendment, and <br />Special Review Use. Post noted that the commissioners had received an addendum in <br />their staff packet, which included public comments received before the packet was <br />published, as well as additional comments that came in the addendum. <br />Post explained that the application had first been received in 2021. The applicant's <br />request was for 188 dwelling units and 13,534 square feet of commercial space on 10.7 <br />acres. The applicant also requests a rezoning from Commercial Community Mixed -Use <br />(CC -MU) and Residential Medium Density (R-M) to Residential Mixed -Use (MU-R). The <br />last item was a request for a special review to allow multifamily residential units on the <br />ground floor in the MU-R zone district. <br />The property is in the Highway 42 Revitalization Area and the Highway 42 Urban Renewal <br />Area. <br />Staff Recommendation: <br />Staff recommended approval of an ordinance rezoning portions of Caledonia Place <br />Subdivision Plat from CC -MU and R-M to MU-R and Amending Exhibit A, Land Use <br />Exihibit, Referenced in LMC Chapter 11.14. <br />Staff recommend approval of Resolution 10, Series 2024 for approval of the coal creek <br />village preliminary PUD and Plat with the following conditions: <br />City of Louisville <br />Community Development 749 Main Street Louisville CO 80027 <br />303.335.4592 www.LouisvilleCO.gov <br />
