Planning Commission <br />Staff Report <br />March 13, 2025 <br />• Maximum wall sign areas as identified in the attached PUD. <br />• Electronic message sign on the gasoline service station canopy. <br />Sign waiver requests shall be reviewed against the criteria provided in Sec. 2.3 of Sign <br />Code. Staff's analysis of the sign waiver request is provided below: <br />a. The proposed sign(s) shall encourage excellence in design, exhibit improved <br />creativity, promote community aesthetics, and be appropriate with the character <br />of the area. <br />The proposed signs enhance the building's design with high -quality materials and <br />a cohesive aesthetic that aligns with the commercial character of Centennial <br />Valley. They balance visibility and architectural enhancement, ensuring clear <br />messaging and wayfinding without visual clutter. The signage provides an <br />updated and professional appearance. Staff find the proposal meets this <br />criterion. <br />b. The proposed sign(s) shall be compatible with the color, materials, and design of <br />the on -site building(s). <br />The proposed signs use colors, materials, and design elements that complement <br />the building's facade, while defining the users brand. They align with the existing <br />architectural finishes, ensuring a cohesive and integrated appearance. The <br />signage enhances the overall aesthetic without overpowering the structure's <br />design. Staff find the proposal meets this criterion. <br />c. The proposed signs(s) shall be scaled and located in a manner that is compatible <br />with the scale of the lot and the massing of the building(s), with consideration of <br />legibility of copy area. <br />The proposed signs are appropriately scaled to complement the building's <br />massing and lot size - the building is 136,380 square feet and located on a 13.5 <br />acre property, behind existing commercial pad sites. The sign placement ensures <br />visibility without overwhelming the facade, maintaining a balanced proportion. <br />The copy area is designed for clear legibility while preserving architectural <br />integrity of the building. Staff find the proposal meets this criterion. <br />d. The proposed sign(s) are otherwise in conformance with the regulations of this <br />chapter and applicable design guidelines respecting the size, height, location, <br />design, and appearance of the sign(s) involved, <br />The proposed signs align with the intent of the applicable design guidelines, <br />maintaining appropriate size, height, and placement for the size of the building <br />and site. While a waiver is requested, the signs maintain the intent of the sign <br />code, ensuring a visually cohesive and appropriately scaled design. Staff find <br />the proposal meets this criterion. <br />7 <br />
