-
ETKIN [}Jflj@fA&T?
JOHNSON
"~r'_._'.=-
Page Three of Eight
December 4, 2006
lines to be maintained privately.
Response: Landscape planting has been modified as required to acknowledge
existing utility easements.
9. On page 2 of 13, what does keynote 20 and 21 represent? There are not
descriptions of those keynotes listed in the legend.
Response: Keynote 20 has been identified
Keynote 21 has been identified
10. The IDDSG discourages long interrupted wall planes in the public zone.
Proposed building elevations for the north elevations reflect such a condition
and do not reflect the necessary architectural articulation. Please revise the
PUD architectural plan to reflect the additional architectural accent in the
form of a wall recess or inset for the north building elevations. It is
recommended that additional architectural elements, such as canopies or
varied material patterns, be used where building reveals and setbacks are not
possible.
Response: The north building elevation has been revised to provide
additional "3 '0" steps" at two locations. Entrance canopies have been
detailed at three locations at the north building elevations.
11. Additional architectural detail is required for all main building entries. This
may be accomplished through increasing the height of glazing at each
entrance, or by the addition of a metal canopy at each of the four primary
building entries shown on the site plan. Staff would request the addition of
bollard lighting at each of the main building entries.
Response: Entrance canopies are provided at the primary tenant entries. In
lieu of bollards, undercanopy lights will be provided at main tenant entrances.
12. Please provide additional detail on the architectural plan to reflect the use and
application of color to the building. How will color be utilized to reflect
accent from the base color? Are the reveals to be painted?
Response: A building rendering will be provided
13. There needs to be more color variation between the proposed colors. White,
tan and beige are too close in color to provide the necessary articulation.
Response: Proposed colors have been corrected on the drawings to
correspond with the 8 !1" x 1 J " proposed buildingfinishes. Sherwin
Williams has revised the color names and numbers and the new names
