vii.Pursue funding by leveraging all possible fund sources, including <br />the City’s Capital Improvement Project budget. <br />C.Step 3. Complete Hwy. 42 <br />i.Seek funds from Boulder County and CDOT for preliminary <br />design. <br />ii.Contribute input as a stakeholder to the corridor plan, which shall <br />include design, right-of-way, and preliminary engineering. <br />iii.Create an email group to maintain communication with property <br />owners. <br />iv.Ensure that the plan will: <br />1.accommodate all transportation modes. <br />2.include signature elements that showcase gateways to the <br />City at Pine and Hwy 42 and possibly other entry points. <br />3.include a traffic signal at Short Street for access to <br />FasTracks parking. <br />D.Step 4. Extend downtown business along Pine Street to <br />Hwy 42 <br />i.Enhance Pine Street as a gateway to Historic downtown, through <br />entry signs, pedestrian improvements, streetscape landscaping, <br />other methods. <br />ii.When appropriate, and working with landowners, encourage <br />development consistent with zoning classifications. <br />E.Step 5. Fine-tune Revitalization Area development <br />requirements <br />i.Work with property owners as they begin to plan their sites to <br />identify barriers to development that may exist in the mixed use <br />design standards and guidelines. <br />ii.Assist with the planning and evaluation of infrastructure needs, <br />including <br />iii.Flood Plain Mitigation, <br />iv.Connectivity and access between the core area within the Hwy. 42 <br />corridor and the South Boulder Road properties, along Hwy. 42, <br />v.Water, Sewer, Storm Sewer, <br />vi.Beautification opportunities, <br />vii.Enhancement at the Pine Street entrance at the Hwy. 42 corridor, <br />viii.Multi-model access to include pedestrian, bike, bus and <br />access/connections, <br />ix.Adjustments to width, access and signalization along Hwy. 42, and <br />Other infrastructure issues impeding development. <br /> <br />
