<br />Planning Commission <br />Staff Report <br />June 9, 2011 <br />amount of plants grown on this property – most of the produce being sold will be shipped <br />in by the tenant. <br />There will not be anything perishable stored in the structures afterhours and each tenant <br />will need to secure a business license and a license from the Boulder County Health <br />Department prior to operation. <br />Site Plan <br />There is an existing structure located near the center of the site, towards the western <br />property line. The applicant is proposing the placement of 4 shed type structures east of <br />the existing structure. Two of the structures will be 400 square feet in size (10” X 40”) <br />and two structures will be 200 square feet (10’ X 20’). The structures will be laid out in a <br />horseshoe design which will create a pedestrian plaza. <br />There will also be some outdoor seating areas located just south of the existing market. <br />Setbacks: <br />Existing - The existing setbacks are as follows: <br /> Front 56 feet <br /> Side north 15 feet <br />south 20 feet <br /> Rear 27 feet <br />The minimum setbacks established in the CC zone district are as follows: <br /> Front 0 feet * <br /> Side 5 feet <br /> Rear 20 feet <br />* A front yard setback is not required in the downtown commercial core. <br />Proposed– the proposed addition will retain the following setbacks: <br /> Front 10 feet <br /> Side north 5 feet <br />south 0 feet <br /> Rear N/A <br />Parking will be provided off the western alley. There will be a total of 5 parking spaces <br />created, all of which will be used for the existing market and the outdoor market. <br />Additional parking will be permitted along the Front Street and Elm Street. The applicant <br />has shown an pedestrian access point from the alley parking lot to the pedestrian mall on <br />the north side of the lot. Staff recommends a similar access point be provided from the <br />parking lot to the pedestrian mall on the south side of the lot. <br />Architecture <br />The proposed structures will be wood constructed shed-type structrues anchored to <br />permanent footers.
