The roof is a shed roof design which will be skinned <br />by a metal material which will act as the roofing material. Each structure will be painted <br />to protect the wood from the elements. <br />Landscaping <br />Existing – currently the property is fairly barren, with limited landscaping. There is an <br />existing tree to the south of the existing structure; otherwise, the rest of the property <br />consists of pea gravel and bare ground. <br />Proposed – the applicant is proposing to locate some planting beds on the southwest <br />corner of the property. There is a planting material list included in the application packet. <br />Because the planting beds are located in the vision clearance area, staff has requested <br />the planting materials be limited to 30 inches in height. <br />The remainder portion of the lot will be constructed of crusher fines to permit pedestrian <br />access over much of the site. <br />Floodplain Zoning <br />The property is located in the AH floodplain zone as established by Flood Insurance <br />Rate Map (FIRM) map # 08013C0557, revised on October 4, 2002. Pursuant to Section <br />17.56.150.B “…temporary or permanent structures associated with any such open use <br />shall be considered a restricted use, shall require a floodplain development permit, and <br />shall be subject to the provisions of section 17.56.160 (flood regulatory district <br />regulations). <br />Therefore the applicant must apply for and receive a floodplain development permit from <br />the Board of Adjustment prior to construction of the structures within the existing <br />floodplain. The applicant has acknowledged the requirement of the floodplain <br />development permit and will be applying for the July 20, 2011 Board of Adjustment <br />meeting. <br />SPECIAL REVIEW USE CRITERIA: <br />Louisville Municipal Code § 17.40.100 (A) lists five criteria to be considered by the <br />Planning Commission in reviewing a Special Review Use application, which follow. The <br />Planning Commission is authorized to place conditions on their recommendation of <br />approval, if they believe those are necessary to comply with all of the criteria. <br />1. That the proposed use/development is consistent in all respects with the spirit and <br />intent of the comprehensive plan and of this chapter, and that it would not be <br />contrary to the general welfare and economic prosperity of the city or the <br />immediate neighborhood; <br />The Comprehensive Plan (Plan) encourages a vibrant mix of land use along with <br />neighborhood stability to meet the needs of the Louisville citizenry. This proposed use <br />provides such vibrant use by providing a variety of commerce and agricultural produce. <br />Staff concludes this criterion has been met. <br />4 <br /> <br />
