CP ENGINEERING Consulting Civil Engineering Services <br />August 5, 2011 <br />Mr. Brian Lutz <br />133 Griffith Street <br />Louisville, CO 80027 <br />Re: Summary of Floodplain Investigative Services for Property at 1303 Empire Road, <br />Louisville, Colorado <br />Dear Brian, <br />CP Engineering has completed a preliminary investigation of the floodplain situation for the <br />property at 1303 Empire Road in Louisville, Colorado. The purpose of the preliminary <br />investigation was to determine the current floodplain conditions on the property, assess current <br />city floodplain regulations that would be applicable to development of the site, and make <br />recommendations regarding possible future course of action. <br />Current Floodplain Status <br />The 1303 Empire Road site is located in west 1/2 of Section 9, Township I South, and Range 69 <br />West. The parcel was platted as Lot 1, of the Empire Road Subdivision in 2005, and is 2.66 acres <br />in size. The site is developed with an existing building (currently occupied by Louisville Glass), <br />which is a one storey, slab on grade building. <br />The property is currently shown as being located within Zone "A" on the Federal Emergency <br />Management Agency (FEMA) Flood Insurance Rate Map (FIRM) Panel 557 of 595 (Map <br />Number 08013C0557 G), and Panel 576 of 595 (Map Number 08013C0576 H), both revised <br />October 4, 2002. The appropriate portions of the two panels (the property is located near the <br />boundary of the two panels), along with the location of the property are shown on the attached <br />Figures 1 and 2. <br />The FEMA Zone A that the site is located in designates an approximately studied special flood <br />hazard area for which no base flood elevations have been provided. Typically, Zone A areas <br />were adopted for situations where a potential flood hazard is thought to exist based on topography <br />or a history of flooding problems. Due to lack of development pressure, along with the costs of <br />developing detailed risk data for temporary conditions, FEMA has only identified an area where <br />potential flooding may occur. Although base flood elevations have not been provided, a <br />community is still responsible for insuring that new development within approximate Zone A <br />areas is constructed using methods that will minimize flood damages. <br />7115 Dry Creek Court .
