Preliminary PUD and Plat July 7, 2011 <br />th <br />96 and Dillon <br />to east along this section of the site the design would be Tennis Center fence, drainage <br />channel, and in the 50ft ROW, sidewalk, street, bike trail. <br />The Church and Games Site Plans <br />The potential uses on the Church and Games parcels are contemplated to be the same as the <br />recorded zoning plan, with perimeter amendments to support the Tennis Center parcel and <br />internal amendments for associated roadway alignments. Currently, there are no plans for the <br />Games parcel. The Church parcel includes three commercial lots and a Church with a Rectory <br />and early education school and associated amenities such as play fields and playgrounds, <br />however the plans for the church site are not contemplated in this PUD submittal. <br />Transportation <br />The critical access and circulation patterns are maintained from the original zoning site plan. All <br />th <br />roads on site are local public roads with the primary full movement access to 96 widening at the <br />approach to provide better and safer long term movements at the intersection and introduce a <br />th <br />more aesthetic element at the main access. The other access points at 96 and Dillon Road <br />remain as contemplated with the capability for each parcel to circulate to the signalized main <br />access and to Dillon Road via public roads or public access easements. The main access point at <br />Dillon Road will be signalized, with the date of the signalization subject to the demands of the <br />access point or as otherwise negotiated with the City. Access to Dillon Road will be achieved <br />through the site design of the Church parcel and will include an access easement. A public road <br />was contemplated to make this connection, however it is the desire of the Church to maintain a <br />higher level of control on the design of the connection to facilitate the safe movement of children <br />on a daily basis as the road would bisect the school from the playgrounds and playfields. <br />Pedestrian movements through the site and to regional connections are important to the Owners <br />and are reflected in the plans. The zoning process identified a desire of the City to include a <br />multi-use soft path along the east side of the property. This path is for continuation of a future <br />trail from downtown Louisville and then the desire is to connect to open space trails in Boulder <br />County and Broomfield to the south. In addition to this trail, there is also a multi-use paved trail <br />th <br />along Dillon Road and 96 Street. Internal to the site will be sidewalks along all public roads <br />with interim connections to the surrounding trails. <br />The proposed public roadways are designed to the City of Louisville Design and Construction <br />Standards and amendments set forth in the municipal code. As noted in the description of the <br />Tennis Center, the Owners group is requesting a variance to a narrower 50 ft. right of way as <br />contemplated in the PCDZ and deletion of the east most attached walkway along the north-south <br />segment of Road B through the Tennis Center parcel. The purpose of deleting this walkway is <br />the adjacent pathway would create parallel and similar uses. The walkway on both sides of the <br />road would re-emerge along the east-west segments and those walkways would connect to the <br />eastern pathway at their terminus. <br />Public Land Dedication and Landscaping <br />The plan will provide for the required landscaping to support the dedication of the public rights <br />of way.
