shop and the Lucky Pie restaurant. The properties located immediately to the east across Front Street are <br />zoned CC and contain two single family residences. The Parbois Place residential development is located <br />to the south of the subject property, and the properties located to the west across the alley from the subject <br />property are zoned CC and are currently being used cormnercially. <br />PROPOSAL: <br />The applicant proposes to place thirteen 100 square foot (10' X 10') vendor sheds on the property located <br />at 611 Front Street which is located in the flood regulatory district. The vendor sheds would be used to <br />sell goods to customers in an outdoor market setting. The construction and placement of the vendor sheds <br />is considered development within the flood regulatory district. Section 17.56.200 of the Louisville <br />Municipal Code (LMC) requires a floodplain development permit be obtained from the Board of <br />Adjustment (BOA) before any new land use, construction, or development begins within the flood <br />regulatory district. <br />According to the October 4, 2002 Federal Emergency Management Agency (FEMA) Flood Insurance <br />Rate Map (FIRM), the subject property is located within Zone "AH" of the 100 year floodplain. The <br />"base flood elevation" where the improvements are proposed is 5,330 feet. A base flood elevation is the <br />elevation to which floodwater is anticipated to rise during the base flood event. In this case, the regulations require the lowest floor of the vendor sheds be elevated <br />to 5,332 feet (two feet above the 5,330 foot base flood elevation). Because the average grade of the site is <br />5,328 feet, the bottom of the vendor sheds would have to be elevated approximately four feet above <br />2 <br />
