Kaufman Residence <br />1131 Jefferson Ave. <br />Louisville, CO 80027 <br />Specifications — Kaufman Residence <br />These specifications are based on the structural plans by JVA Consulting Engineers, Louisville, Colorado. <br />Note* - Engineer designed to reinforce the roof structure and carry the live and dead loads down <br />through the interior of the structure to the foundation. Working in strict accordance to the plans will <br />require dismantling the drywall, some electrical, interior trim, asbestos covered HVAC ductwork and <br />furnace, concrete floor in basement and then pouring additional steel reinforced concrete, installing <br />structural members to carry the loads transferred from the roof down through the main level interior <br />wall to the basement floor. We suggest and have bid accordingly to reinforce the roof structure so that <br />loads are transferred to the exterior walls. This minimizes any interior dismantling and reconstruction <br />through much of the interior and makes it possible for the homeowner to occupy the premises <br />throughout the construction process. Prior to commencing any construction activity building plans <br />approved by the City of Louisville Building Department will need to be provided which provide structural <br />requirements. Any deviations from this proposal will be done for the estimated cost or savings plus or <br />minus a 15% management fee (7B General Supervision). <br />1A. Asbestos Testing — Allowance of $600 to test for asbestos in the affected areas of construction. No <br />asbestos abatement is planned or budgeted. If asbestos is present then abatement will be done per <br />state law and billed to the project. <br />1D Plans — Plans are provided by JVA Consulting Engineers. <br />1F Structural Engineering — Allowance of $500 for any necessary engineering or site visits by a licensed <br />structural engineer. <br />1H Insurance <br />1B Builders Risk — Homeowners to maintain a homeowner's policy. Policy to have WestMark <br />Design and Construction listed as additional insured. <br />1C Contractors Liability — Allowance of $2,500 for Corporate Liability Insurance billed at end of <br />project. Policy to have Homeowners and the City of Louisville listed as additional insured. <br />1J Permit — Allowance of $1,500 for building permit from the City of Louisville. <br />2A Concrete Removal /Installation — No concrete removal is planned or budgeted. <br />2K Foundation — No foundation work is planned or budgeted. <br />2M Flatwork — No flatwork is planned or budgeted. <br />2R Porta John — Allowance of $140 for onsite job toilet. <br />
