<br />(3) Within thirty (30) days following the submission of the plat to the <br />Planning Commission, the Planning Commission shall approve, dis- <br />approve or approve the Preliminary Plat with modifications. Fai lure <br />to act on the Preliminary Plat within thirty (30) days shal I con- <br />stitute approval unless the subdivider consents to an extension of <br />such period. <br />(4) Approval of the Preliminary Plat shal I be val id for one (I) year. <br />A one (I) year extension of approval time may be appl ied for in <br />writing to the Planning Commission. <br />(5) AI I, or any portion of an approved preliminary plat, may be sub- <br />mitted for final plat purposes. In the case of partial submission, <br />the approval of the remaining portion of the preliminary plat shal I <br />automatically gain an extension of one (,) year before another phase <br />of the plat must be submitted in final form. <br />(6) Within fifteen (15) days after a preliminary plat is disapproved, <br />or approved with modifications, the subdivider or an interested <br />official agency may request in writing a review before the Planning <br />Commission. <br /> <br />(S) Form of the Preliminary Plat. <br /> <br />(I) The drawing shal I be made at a scale of I" = 100' or larger. The <br />size of the sheets shal I be 24" x 36". If it is necessary to place <br />the plat on more than one sheet, an index map shal I be included on <br />the first sheet. A vicinity sketch plan showing the location of <br />the area being platted as it relates to the rest of the community <br />showing major streets in the area shal I be included. <br /> <br />(C) Contents of the Prel iminary Plat. <br /> <br />(I) Proposed name of the subdivision; <br />(2) Location and boundaries of the subdivision as part of a larger area; <br />(3) Contours at two-foot intervals if the slope is less than ten (10) <br />per cent (spot elevations may be required if land is too flat for <br />contours) and five (5) feet where the slope is greater than ten (10) <br />per cent; <br />(4) Date of preparation, scale and north sign (designated as true north); <br />(5) Name, adaress and telephone number of owner and licensed surveyor, <br />I icensed engineer or designer of the plat; <br />(6) Total acreage involved; <br />(7) Location and dimensions of al I existing streets, at leys, easements, <br />drainage areas, irrigation ditches and laterals, and other signifi- <br />cant features within or adjacent to the tract to be subdivided; <br />(8) Approximate location and dimensions of all proposed streets, alleys, <br />easements, lot I ines, front building setback lines, and parks and <br />other areas to be dedicated for publ ic use; <br />(9) Geological stabil ity information shal I be furnished upon request of <br />the City which request shal I be made only when current knowledge in- <br />dicates building or other problem$ may arise from construction in <br />the area proposed for development; <br />(10) Zoning on and adjacent to the tract; <br />(I I) Designation of areas subject to a fifty (50) and one hundred (100) <br />year flood and rate of flow of water during such floods.
