<br />avai lable, this information shall be furnished by the City Engineer. <br />When not avai lable, the flood plain will be defined by mutual <br />agreement between the City Engineer and the subdivider's engineer <br />according to standards, practices and procedures establ ished in the <br />Denver Regional Council of Governments Storm Drainage Manual; <br />Site data including the number of residential lots and typical lot <br />sizes; <br />Density of development (number of dwel ling units per acre of resi- <br />dential and usable open space land); <br />Proposed uses other than single-family residential; <br />The location and size of existing utilities within or adjacent to <br />the tract including water, sewer, electricity, and gas (may be <br />placed on a separate plat). <br /> <br />(D) Additional Information. <br /> <br />(12) <br /> <br />( 13) <br /> <br />(14) <br />Cl5) <br /> <br />(\) Such preliminary information as may be required by the Planning <br />Commission in order to adequately describe proposed uti lity systems, <br />drainage plans, surface improvements, or other construction projects <br />contemplated within the area to be subdivided in order to assure <br />that the subdivision is capable of being constructed without an <br />adverse effect upon the surrounding area; <br />(2) Appl ication form for rezoning, if required for the development of <br />the subdivision. <br /> <br />Section 2-103. Final Plat <br /> <br />After the subdivider has received approval of the Preliminary Plat, the Final <br />Plat may be prepared. Only that part of the Preliminary Plat which is proposed <br />by the subdivider for recording at anyone time must be submitted in its final <br />form. The Final Plat may reflect the entire Preliminary Plat or any logical <br />part thereof. The presentation to the City Administrator's Office of the Final <br />Plat or plats of the entire area included within the Preliminary Plat shal I <br />take place not more than twelve (12) months after approval of the Preliminary <br />Plat. If lot changes have occurred from the original proposal, the applicant <br />must refer the plat back to the private uti lity companies. <br /> <br />(A) Processing of the Final Plat. <br /> <br />(I) Not more than twelve (12) months after approval of the Prel iminary <br />Plat the original and four (4) copies of the Final Plat, and the <br />required supplemental material shall be presented by the subdivider <br />to the City Administrator's Office. The Final Plat shal I be pre- <br />sented at least ten (10) days prior to a regular Planning Commission <br />meeting. <br />(2) The Final Plat shal I substantially conform to the approved Prelim- <br />inary Plat and shall include al I changes specified thereon. <br />(3) After reviewing the Final Plat to assure Its acceptability, the <br />City Administrator shal I present the plat to the Planning Commission <br />for review. <br />(4) The Planning Commission shall hold a public hearing as specified <br />in Section 2-102 (A) and approve, disapprove or approve the Final <br />Plat with modifications and submit the plat together with the <br />Commission's recommendations in writing to the City Counci I. <br /> <br />2-3 <br />
