<br />Section 3-103. Blocks <br /> <br />(A) Block lengths and widths shal I be suitable for the uses contemplated and <br />shal I be adequate for requirements pertaining to minimum lot sizes and dimen- <br />sions. <br /> <br />(B) Blocks shal I be at least four hundred (400) feet in length and not more <br />than one thousand three hundred twenty (1,320) feet in length between street <br />intersections unless adjacent to a railroad right-of.way, a freeway or arterial <br />street, or unless topographical conditions justify a variation of the require- <br />ment. <br /> <br />(C) Pedestrian crosswalks, not less than twelve (12) feet wide, may be re- <br />quired where deemed essential to provide access to schools, playgrounds, <br />shopping centers, open space areas or other community faci Iltles. <br /> <br />Section 3-104. Lots <br /> <br />(A) Lots shal I meet al I applicable zoning requirements. <br /> <br />(8) Each lot sha~ I have vehicular access to a public street. <br /> <br />(C) The maximum depth of al I residential lots shall not exceed two and one- <br />half (2t) times the width thereof. For al I other lots, the depth shal I not <br />exceed three (3) times the width. <br /> <br />(0) Minimum lot frontage, as measured along the front lot line shal I be fifty <br />(50) feet. <br /> <br />(E) Double frontage, reverse frontage, and reverse corner lots sha! I be <br />prohibited except where essential to provide separation from arterial streets <br />or from incompatible land uses. A planting screen easement of at least ten <br />(10) feet in width, and across which there shal I be no vehicular right of access, <br />may be required along the lot line of lots abutting such traffic artery or <br />other incompatible use. <br /> <br />(f) Side lot lines shal I be substantially at right angles or radial to ~treet <br />lines. <br /> <br />Section 3-105. Public Sites and Dedications <br /> <br />(A) Dedications of rights-at-way for public streets, drainage easements, <br />utility easements or other public purposes shall be required and shal I be made <br />by the subdivider on the plat unless otherwise directed by the City Council. <br /> <br />(8) Publ ic use dedications. <br /> <br />(I) A minimum of twelve (12) per cent of the total land area of the <br />tract being subdivided shall be dedicated, exclusive of (A) above <br />for park, school, or other public purposes as determined by the <br />City Councl I and shal I be delineated on the Final Plat. <br /> <br />3-4 <br />
