Davidson called for Applicant presentation. Tim Kane, 292 Broken Fence Road, Boulder, Colorado, stated that he is the property owner and the applicant. He stated that he is proposing a thoughtful project that would be a good fit for the neighborhood. Mayer noted there is a central area for trash and recommended an area for recycling. Kane stated that there is an area proposed for recycling and it appears on a revised diagram. Mayer stated that with regard to the landscaping plan calling for an Austrian Pine tree, the applicant should be given the option to plant a tree better suited to the space. Mayer voiced his concern relative to visitor parking. He noted that parking along Main Street is prohibited and suggested the applicant request permission from the School District to park in the Middle School parking spaces. Kane stated that he has asked and the school is not amenable to such an arrangement. He stated that there is additional parking on Griffith Street. Levihn asked the applicant whether the townhouses would be for sale or rent. Kane stated that the proposed townhouses are for rent. Levhin asked Planning Director Wood if a rental unit could apply for commercial business use. Wood stated that the PUD is specifically for residential housing. MOTION: Keany moved that Council approve Resolution No. 24, Series 2000 - Final PUD Development Plan and Special Review use to Authorize a 5-Unit Townhouse Project, 1502-1512 Main Street, seconded by Mayer. Mayer offered a friendly amendment that an option to replace the Austrian Pine with a more suitable tree and the recycling area be noted on PUD. Keany accepted the friendly amendment. Roll call vote was taken. The motion passed by a vote of 7-0. 19
