<br />Planning Commission <br />Meeting Minutes <br />MAY 10, 2007 <br />Page 4 of 9 <br /> <br />Hartronft identified the glass and brick material that will be used. The brick is different on the <br />south side of the building. The color plans do not illustrate the true colors. He used the display to <br />identify the location on the building of the different materials. <br /> <br />Lipton asked if any of the drawings illustrate the south side. <br /> <br />Hartronft stated they do not. <br /> <br />Members of the Public: <br />Alan Del Pizzo, 1000 Main St., Louisville stated he is a neighbor of the proposed project and he <br />likes what is being planned, including the glazing. <br /> <br />Emily Jasiak, 1016 Main Street, Louisville stated she is also a neighbor of the project and she too <br />likes the plans and thinks it is well balanced with brick and glazing. <br /> <br />Melanie Muckle, 1101 Lincoln, Louisville, stated she was a member of the Historic Preservation <br />Commission but she came this evening to speak for herself. She appreciates that the applicant is <br />planning to seek landmarking status of the former Joe's Market. She also likes the following: <br />underground parking, the small sub-parts of the building to make it appear as separate buildings <br />instead of one large building. She expressed concern with the architectural design and how much <br />it looks like 20th and Canyon in Boulder. <br /> <br />Additional Questions of Staff and Applicant: <br />Hartronft requested some wording changes to the conditions as follows: 1) The applicant shall <br />submit for landmark status 920 Main Street, formerly Joe's Market, through the Historic <br />Preservation Commission and 2) The applicant must provide the City a payment in-lieu fee of <br />$3,600 per insufficient parking spaces as determined at time of permit. Payment should be <br />received prior to Certificate of Occupancy. <br /> <br />Pritchard asked what the City is doing to address parking. <br /> <br />Wood stated parking is an on going problem for the City. A parking study was done during the <br />library review. Also no capital dollars have been set for the next five (5) years for parking <br />structures. RTD and FasTracks will probably be the driving force for the next step in parking <br />development. <br /> <br />Sheets asked if any of the units would address affordable housing. <br /> <br />Hartronft stated the smaller loft units could be fairly inexpensive for the market. <br /> <br />Public Hearing Closed / Commission Comments: <br />Hartman stated she supports the general development, the underground parking, the color palette <br />and the courtyard. She stated that after her review the Downtown Design Handbook she feels <br />that the project is not compatible with the neighborhood. She does not support the project on the <br />Main St. location. <br /> <br />Dalton stated he supports the project, he likes the design and how different architectural styles <br />have been blended. <br /> <br />Loo stated her support for the project. She thanked the applicant for the materials board. She <br />stated the project will provide a gateway to downtown Louisville. <br /> <br />Lipton stated his support for the project. He thanked the applicant for being responsive to the <br />comments provided during the preliminary review hearing. <br />
