The southern elevation will offer a high glazing wall that will add an element of <br />variation to the brick (CMU) fa<;ade. <br />. An adequate area for the trash and recycling enclosure has been planned. <br />. Building setbacks, parking and vehicular circulation are in compliance with the <br />CDDSG. Bicycle parking is located at each end of the building. <br />. Two access points: one on Century Place and one on Century Drive, will serve the <br />site. <br />. Good pedestrian access has been planned throughout the site, which includes access <br />to the commercial development to the east side of the property. <br />. Landscaping meets the required 25% of the lot area. <br />. The lighting plan provides adequate pole lighting in the parking lots and <br />architecturally designed downcast lighting for the building facades. <br /> <br />Staff recommends approval of the final PUD development Plan with the following conditions: <br />1) Prior to submittal to City Council, the applicant shall provide updated drainage, grading <br />and utility plans that satisfy the comments established by the Public Works Department <br />in a comment memo dated July 19,2007. <br />2) Prior to the issuance of a Building Permit, Execute and Record a Covenant Agreement <br />that consolidates Lots 5 through 6 into one property. <br /> <br />Commission Questions of Staff: <br />Lipton inquired about a signage package. <br /> <br />McCartney stated he should ask the applicant. <br /> <br />Sheets requested clarification of the site location. <br /> <br />Applicant Presentation and Questions of Applicant: <br />Jeff Sheets, Koelbel and Company, 5291 East Yale Ave., Denver introduced Scott Yates and Jim <br />Kelley stating they would address some of the questions asked by the Commission. <br /> <br />Kelley stated the Monument and Tenant Signs are addressed on page A2.0 of the plan set. He <br />also reviewed the color site plan, material color board and color renderings which included a <br />discussion of the architectural style for the building. <br /> <br />1. Sheets discussed the single story product and the ability to lease the space quicker with one <br />tenant then multiple tenants in a multi-story building. There is approximately 80 acres left to <br />develop and he is looking for a diverse product. He also took the opportunity to thank the City <br />Staff for the help they have provided and how pleasant they have been to work with. <br /> <br />Lipton asked what type of tenant he is looking for the building. <br /> <br />1. Sheets stated the building is designed as a flex building and no specific tenant has been <br />identified, however, he has had recent contact with a possible tenant. He confirmed there would <br />not be retail in the building. <br /> <br />Lipton asked 1. Sheets what his vision for the area is. <br /> <br />1. Sheets stated that with the 80 acres left to develop he would most likely consider a couple <br />more buildings of 2-3 floors and will re-evaluate how the single story product works for the site. <br />He would also like to consider some type of "Senior / Empty Nester" housing product within <br />Centennial Valley. <br />
