<br />City Council <br />Meeting Minutes <br />June 21, 2005 <br />Page 5 of 11 <br /> <br />Planning Director Wood presented an overview of the seven opportunity areas <br />contained within the Framework Plan. <br /> <br />Area 1 - North Louisville Area: East and West of Highway 42 - North to the <br />Lafayette City Limits. Area 1 also contains the Santilli 10 acre parcel. <br /> <br />This area is proposed for Neighborhoods and Retailer Revitalization. The <br />Planning Commission recommends new housing and increased density up to <br />752 new residential units. <br /> <br />Area 2 - Hiqhway 42 Redevelopment Zone: Growing Old Town - Transit <br />Oriented Development Opportunity. Highway 42 Revitalization Area, Proposed <br />Commuter Rail Stop. <br /> <br />The Planning Commission recommends adoption of the existing mixed-use <br />development, and including an additional 500 new residential units. <br /> <br />Area 3 - Colorado Technoloqy Center: Commercial office and industry, and <br />diversified employment. St. Louis Church 50 acres parcel. <br /> <br />The Planning Commission recommends flexibility to encourage limited amount of <br />retail and food service operations on the St. Louis Church property. They also <br />recommend the Hoyle Property be designated as Industrial. No changes made <br />to CTC, <br /> <br />Area 4 - Storaqe Technoloqy. Inc. Site: Avista Health Park, Monarch Campus- <br />Regional Retail Opportunities. <br /> <br />The Planning Commission recommends this site be used for retail and <br />commercial uses, and did not support any housing south of the open space. <br /> <br />Area 5 and 6 - Centennial Valley District: Transit Oriented Development <br />Opportunity <br /> <br />The Planning Commission recommends transferring a total of 134 residential <br />units to Area 5, and that the zoning in Area 6 remains commercial. <br /> <br />Area 7 - Northwest Louisville: Intersection of McCaslin Blvd and South Boulder <br />Road; Gateway to Louisville and Gateway Subdivision. <br /> <br />The Planning Commission recommends an increase in density of 14 units on the <br />east portion of the property. <br />
