<br />City Council <br />Meeting Minutes <br />August 2, 2005 <br />Page 10 of 14 <br /> <br />Council member Brown stated there should be flexibility to look at developments <br />that have destination opportunities, including residential, if such a proposal <br />comes forward. <br /> <br />Mayor Sisk agreed housing could be a component of the entire planning area. <br /> <br />Mayor Sisk requested a ten-minute recess at 9:50 p.m. The meeting was called <br />back to order at 10:00 p.m. <br /> <br />Opportunity Area #5 <br /> <br />Opportunity Area #5 has important gateway attributes that serve the community's <br />need for commercial and employment uses, as well as transit oriented <br />development within close proximity to transit facilities. Policy statements reflect <br />the intent to maintain the area as a regional retail gateway to the City and provide <br />land supply to support the expressed demand for transit-oriented development. <br />The Framework Map reflects a residential unit count of 134 units in Area #5. <br /> <br />COUNCIL COMMENT <br /> <br />Council member Marsella requested more flexibility for a mixed use development <br />in Opportunity Area #5. <br /> <br />Planning Director Wood noted the Framework Plan depicts retail corridor along <br />the west side of McCaslin Boulevard. <br /> <br />Mayor Sisk requested public comment. There were no comments. <br /> <br />Opportunity Area # 6 <br /> <br />Opportunity Area #6 designates 418,000 SF of commercial non-residential uses. <br />Area #6 reflects the 66 unit Centennial Pavilion development which is currently <br />under construction. Areas 5 and 6 together provide a total of 9 acres of additional <br />commercial retail and 86 acres of land supply for office and research and <br />development. The Planning Commission recommended no additional residential <br />units be allocated for Opportunity Area #6. <br /> <br />COUNCIL COMMENT <br /> <br />Council member Van Pelt stated Opportunity Area #6 is a redevelopment <br />opportunity and supported a mixed-use concept. <br /> <br />Council member Keany concurred with a mixed-use redevelopment and <br />supported creative development that would preserve the open space. <br />
