<br />City Council <br />Meeting Minutes <br />August 2, 2005 <br />Page 11 of 14 <br /> <br />Mayor Sisk stated there is not a great need for residential in Opportunity Area #6, <br />however if any residential units were added, it should not impact existing <br />neighborhoods. <br /> <br />Council member Marsella did not believe 86 acres could be fully developed as <br />office. She requested flexibility on a mixed-use development, with preservation <br />of the ridgeline. Council member Brown concurred. <br /> <br />Mayor Sisk suggested a line be drawn at Century Place, for a flexible mixed-use <br />development. Council member Keany suggested a cross-hatched pattern <br />depicting a mixed use designation. There was Council consensus. <br /> <br />Mayor Sisk requested public comments. <br /> <br />Frost Yarnell, 1009 Hillside Lane, Louisville, CO voiced her appreciation for <br />Council's discussion on Opportunity Area #5 and #6. She stated her concern <br />centered over any discussion relative to the development on ridgeline. <br /> <br />Mayor Sisk stated the Framework Map can be hatched marked to depict the <br />preservation of the ridgeline. <br /> <br />City Manager Simmons suggested identifying where the ridgeline should be and <br />address the natural protection of resources or sensitive areas. <br /> <br />Council member Van Pelt requested a note on the Plan that preserving the <br />ridgeline is a high priority. <br /> <br />Mayor Sisk requested that also be noted in Opportunity Area #7. <br /> <br />Opportunity Area # 7 <br /> <br />Opportunity Area #7 provides new housing options and provides a transition to <br />adjacent county lands. The Framework Map states residential density should <br />conform to the Urban Estate Land Use Category (which is density less than 3.5 <br />units per acre). The Plan encourages land dedications be considered to preserve <br />view corridors, and implements pedestrian access to open space and regional <br />trail systems. Staff clarified the subject property platted under the name of <br />'Gateway Estates' has met its full public use dedication. The two lots of the <br />Gateway Estates Subdivision located on the west side of McCaslin Blvd were <br />formally reflected as open space on the February 24, 2005 Plan with the easterly <br />parcel designated as Residential - Medium Density. <br /> <br />The Planning Commission recommended a modification from Medium Density to <br />Urban Estate in response to public testimony encouraging a more restrictive land <br />use designation, which would be consistent with existing plats. The Planning <br />
