Louisville City Council Meeting
July 5, 2000
Page 11

Suzi Taladc, 638 Manorwood Lane, stated that she has three children who will attend
Peak to Peak in the fall. She lives within 5 minutes of the Peak to Peak School and stated
that the parents have already discussed car-pooling.

Charles Demarest, 4755 Eldorado Springs Drive, Boulder, CO, stated that he is the owner
of Turbo~K LLC, at 740 S. Pierce Avenue, and has been in CTC Park for ten years. He
stated he reviewed the issues and the impact of a school located in the CTC Park. He
stated that there are three entrances into the park and the number of vehicles dropping off
and picking up students would not impact the businesses. He stated that a school located
in the park would be a plus for employees. He did not believe property values would be
reduced. He stated he supports the Peak to Peak School and felt that it would be a great
asset to the Louisville community.

Leslie Kaniecki, 107 Fairfield Lane, Louisville, CO, thanked the Council for hearing the
application. She asked Council to approve the application and emphasized that a charter
school is a public school. She gave the Montessori School as an example of charter
school. She stated that she has carpooled her child to a charter/public school in Boulder,
everyday for nine months, and will carpool to the Peak to Peak Charter School. She
stated that she has volunteered her time and energies to the completion of this school and
the condition of the building far surpasses some of the Boulder Valley School District
schools. She stated that Charter Schools are friendly to businesses.

Garon Watters, 2389 Indian Peaks Trail, Lafayette, CO, stated that he just moved to the
area and wants to attend Peak to Peak School. He asked Council to open the school so
that he could make new friends.

Laurin Quiat, Baker & Hostetler, LLP, 303 E. 17th Avenue, Denver, CO stated that he is
an attorney representing the McBride Brothers and the two businesses that lease from
them, Intrex Corp, and PlastiFab Inc. He stated that the SRU criteria has not been met
and that the issue is not traffic, it is the mixed use of the vehicles. Quiat noted that the
land is zoned for industrial use and the Declarant has not come forward to state that a
school use is appropriate. Quiat emphazied they are not against the school, but against
the location of this school. He stated that approval of this proposal would frustrate the
industrial park as to the uses of industry. He voiced concern that the rates of insurance
would go up for the businesses within the industrial park, and fencing may be required.
He stated that 550 students would add significantly more traffic. He noted that according
to the Peak to Peak Website, Phase I would open in the fall of 2000, and Phase II, in the
fall of 2001. He stressed that only 70 out of 350 students will be Louisville residents, and
that only 70 Louisville families will have a temporary school. Quiat stated that with
approval of this project, the City will lose tax revenues from the Industrial site, and

11
