Louisville City Council Meeting <br />September 5, 2000 <br />Page 16. <br /> <br />Wood stated that the Staff and City Attorney's office have reviewed the petition and map <br />and find them, as revised, to be in compliance with statutory requirements. The property <br />has 100% contiguity with the City, as it is an unincorporated enclave within the City of <br />Louisville. One single family home currently occupies the property, as well as associated <br />out buildings. <br /> <br />Wood reviewed Ordinance No. 1445, Series 2000, if approved, authorizes the zoning of <br />the property known as the Fischer Annexation to the City of Louisville as Single Family <br />Low Density (SF-LD). Wood noted that the property owner is requesting that the <br />property be zoned in SF-LD in conjunction with the annexation. The SF-LD zoning <br />requires a minimum lot area of 21,780 SF or ¥2 acre and provides for a 20% lot coverage <br />maximum. <br /> <br />Wood stated that the subject property is an enclave surrounded by developments <br />representing a range of density and reviewed each the following: <br /> <br />Parkwood Subdivision to the north was platted in 1973 and is zoned Residential Low <br />Density (R-L). The minimum lot size is 7,000 SF, and lot area ranges from 7,000 SF to <br />9,200 SF, with a few at a maximum of 10,800 SF. <br /> <br />To the northwest, Saddleback I Subdivision was platted in 1986 and the zoning is <br />Residential Estate (RE). The density of Saddleback is 3.5 dwellings units per acre with <br />lot areas ranging between 6,000 and 7,000 SF. To the west, Saratoga No. 2, platted in <br />1983 is zoned RE. Average lot areas within this subdivision range between 7,000 and <br />8,250 SF. <br /> <br />To the east and south is Spruce Lane Subdivision, which was Platted in 1987 and zoned <br />Residential Rural (RR). The average lot area within the subdivision was approved to <br />range between 18,000 and 19,000 SF. The RR zone district requires a mimmum lot area <br />of 20,000 SF. <br /> <br />The Treehaven Subdivision, approved in 1994 was zoned RR and provided for 8 <br />residential lots, 7 of which are 20,000 SF in area. <br /> <br />Wood stated that the Planning Commission held a public hearing on August 9, 2000 and <br />has forwarded to Council, a recommendation approving the SF-LD zoning to the Council <br />by a vote of 5-0. <br /> <br />Davidson called for Applicant presentation. <br /> <br />16 <br /> <br /> <br />
