Louisville City Council Meeting <br />September 5, 2000 <br />Page 17. <br /> <br />Stephen Spare, of Stephen Spam & Associates PC, 1731 15th Street, Boulder, CO, stated <br />that he is the Principal Architect for the project. He noted that the Planning Commission <br />voted unanimously to recommend approval of the SF-LD zoning. He stated that the SF- <br />LD is the appropriate zoning for this project and reviewed the surrounding neighborhood <br />density. He stated that two neighborhood meetings have shown a clear majority of the <br />neighborhood supports this zoning proposal. He referred to a petition where 31 different <br />households, living in the immediate neighborhood, support the proposal. He stated that <br />the criteria of the zoning should be based on sound principles and not on the amount of <br />the property taxes paid to the City. In summary, he stated that the applicant believes that <br />the zoning should be SF-LD and requested that the Council approve their request. <br /> <br />Scott Scarbaugh, Scott Scarbaugh Realty, 1825 Canyon Boulevard, Boulder, CO, stated <br />he wished to clarify the term estate-sized lots. He stated that until recently an estate-sized <br />lot was 12,000 square feet. He noted that rural residential lots are 20,000 square feet. He <br />stated that the proposed zoning is compatible to estate-sized lots. <br /> <br />PUBLIC COMMENT <br /> <br />Edward K. Hine, Jr., 318 South Place, Louisville, CO, stated that he has lived in the area <br />and paid property taxes for 25 years. He felt that the development would hurt the value <br />of his home. He asked Council to deny the development request and acquire the land for <br />a City Park or open space. <br /> <br />Eric Hartkronft, 801 Main Street, Louisville, CO, stexed that he is a neighbor and <br />supports the project. He felt that the density is comPatible with the neighborhood. He <br />urged Council to approve the development. <br /> <br />Jim Tienken, 404 W. Spruce Lane, Louisville, CO, concurred with Hartronft's statements <br />and stated that he is also a neighbor and a strong supporter of the applicant. He noted that <br />this project has opposition and one such opponent approached a Council Member and <br />asked that the proposal be denied. He reported that this concerned many of the <br />supporters, but he noted that the Louisville City Council has one of the strongest Ethics <br />Ordinances in the state. He felt that the proposed project is consistent with the <br />surrounding neighborhood. He stated that neighbors were requested to give their input <br />and they agree with the development. He also urged Council to approve the application. <br /> <br />Jobelle Fischer, 701 West Spruce Street, Louisville, CO, stated that she is the applicant <br />and asked the Council to support her petition for V2 acre lots. She stated that the project <br />has been well thought out and felt its development would benefit the City of Louisville. <br /> <br />17 <br /> <br /> <br />
