This narrow strip should be dedicated to the City as right-of-way and maintained by
the adjacent landowner.
2.In the northeast corner of Tract 2, the strip of land labeled as a City of Louisville Utility
Easement is identified as City of Louisville ownership per the Boulder County Assessor data.
PUD
1.On the Cover Sheet under Project Notes, #9, note that the trail system and all associated
infrastructure & landscaping will be installed by the Developer as part of the public
improvements.
2.On the Cover Sheet under Project Notes, #2, note that parcel owners will maintain landscaping
in the right-of-way adjacent to their parcel per City code.
3.On the Cover Sheet in the Land Use Breakdown table, revise the acreage for Outlot A per
comment #1 under PLAT.
4.In the table on the right side of Sheet C2,combine “Park, Open Space and Trails” with “Trails”
instead of listing separately.
5.In the southeast corner of Parcel 1, the Developer should connect the 8’ wide concrete path on
the north side of Dillon Road with the existing concrete path east of the railroad tracks.
6.Provide a more curvilinear trail alignment to create pockets for larger or denser vegetation.
7.At the southern trail spur off of Rocky Mountain Circle, provide pedestrian-level trailhead
amenities, including, but not limited to a Rules & Regulations/Dog Bag Dispenser Sign, Trash
Receptacle and Bench.
