Planning Commission <br />Meeting Minutes <br />December 8, 2011 <br />Page 9 of 13 <br />Burlington Northern / Santa Fe <br />Preliminary PUD discussion included the following: <br />Land Use <br />Bulk and Dimension Standards <br />Height <br />Parking <br />Phasing Plan <br />Transportation <br />Parks, Recreation, Trail and Open Space <br />Urban form <br />Staff recommends approval of Resolution No. 29, Series 2011 with the following <br />three (3) conditions: <br />1)The City does not accept the proposed design of Steel Street and Luke <br />Street as public ROW. However, the applicant will continue to work with the <br />Public Works Department on alternative design considerations for the <br />roadways, including ROW, widths, flow line dimensions and turning radii. <br />Staff will reconsider the public dedication request of Steel and Luke Streets’ <br />ROW and design during the Final Plat and PUD submittal. <br />2)The Parks and Recreation Department will continue to work with the <br />applicant on the dedication of Tract O, from the Takoda Subdivision, as <br />public land dedication. <br />3)The applicant will continue to work with the Davidson Highline and Goodhue <br />Ditch complies on the required ditch easements and design. Final <br />acceptance of the easements will be required prior to final submittal. <br />Commission Questions of Staff: <br />Brauneis asked why we can’thave a separated bike trail instead of multi-model. <br />McCartney stated the trail provides buffer from BNSF, bike lanes are saferand <br />separate trail would provide lessbuffer. <br />Sheets asked why should we carry this plan forward if the does not want to accept <br />the roadway widths. <br />Russ states the application is preliminary and staff will continue to work with the <br />applicant to address the concerns related to the ROW widths. <br />Applicant Presentation: <br />Rick Brew, RMCS, LLC, 950 Spruce St discussed the following: <br />Bulkand dimension standards for the project. He stated these are new and <br />unique for Louisville. <br />Regional trail system <br />Presented renderings of proposed building types with multi-modal roadways. <br />Narrower streets make a better experience. <br />Commission questions of applicant: <br />Brauneis stated his support for minimizing the ROW width and multi-modal. He does <br />not understand how having a trail end at Steel St from an on street trail do not make <br />sense. <br /> <br />
