Louisville City Council Meeting <br />November 21, 2000 <br />Page 8. <br /> <br />MOTION: Mayer moved that Council approve Ordinance No. 1352, Series 2000, <br />seconded by Brown. <br /> <br />Mayer amended his motion by adding the second reading amendment suggested by the <br />City Attorney. <br /> <br />Brown accepted the amendment. <br /> <br />VOTE: Roll call vote was taken. The motion passed by a vote of 5-0. Absent: Howard, <br />Sisk excused. <br /> <br />RESOLUTION NO. 62, SERIES 2000 - FINAL SUBDIVISION PLAT FOR <br />REPLAT C, THE BUSINESS CENTER AT CTC, REPLAT OF LOT 5, THE <br />BUSINESS CENTER AT CTC, REPLAT B AND LOTS 6 & 7, BLOCK 2, <br />BUSINESS CENTER AT CTC <br /> <br />Davidson called for Staff presentation. <br /> <br />Planning Director Paul Wood reviewed the background of the Business Center at CTC <br />subdivision platted in 1998. There have been two minor replats for internal lot line <br />modifications since that time. The property is zoned PCZD-I/C as part of the General <br />Development Plan (GDP) for the Business Center at CTC. <br /> <br />Wood summarized that the applicant, Community Development Group d.b.a. Colorado <br />Tech Land Company, is proposing to subdivide an existing 30.96-acre area composed of <br />three lots into ten smaller lots ranging from 2.5 to 3.7 acres. The property is located at <br />the southwest corner of CTC Boulevard and Taylor Avenue. The replat does include the <br />dedication of a new public street, Prairie Way, which connects Taylor Avenue to CTC <br />Boulevard. The new lots are targeted toward users of buildings sized from 20,000 to <br />50,000 SF. The small size of lots in CTC First Filing was one of the reasons for the <br />original plat and replat for the Business Center at CTC. All lots have access to public <br />streets and utilities. <br /> <br />Wood noted that a PUD does not accompany the subdivision replat. The existing overall <br />PUD for the Business Center remains in effect, along with other previous approvals for <br />the property. Proposals for specific buildings on these lots will be reviewed through the <br />normal PUD development plan process, before the Planning Commission and City <br />Council. Wood stated that the Planning Commission approved a preliminary plat on <br />September 12, 2000. The Commission reviewed the final plat on November 14, 2000 <br />and forwards a recommendation of approval without condition. <br /> <br /> <br />
