Roll call vote was taken. The motion passed by a vote of 5-0. <br />Absent: Howard, Sisk excused. <br /> <br />Davidson asked Staff to review these routine processes and revise the ordinance to <br />require administrative approval, and not Council approval. <br /> <br />RESOLUTION NO. 63, SERIES 2000 - FINAL SUBDIVISION PLAT, REPLAT D, <br />THE BUSINESS CENTER AT CTC, A REPLAT OF LOT 2, BLOCK 4, THE <br />BUSINESS CENTER AT CTC <br /> <br />Davidson called for Staff presentation. <br /> <br />Planning Director Paul Wood reviewed the background of the Business Center at CTC <br />subdivision platted in 1998. Wood summarized the applicant Community Development <br />Group d.b.a. Colorado Tech Land Company, is proposing to subdivide an existing 10.82- <br />acre lot into four smaller lots. The property is located on the north side of Dogwood <br />Street, between South 104th Street and CTC Boulevard. The new lots will be <br />approximately 2.75 acres each (ranging from 2.4 to 2.85 acres) and are targeted toward <br />users of buildings sized from 20,000 to 50,000 SF. <br /> <br />Wood noted that a PUD does not accompany this subdivision replat. The existing overall <br />PUD for the Business Center remains in effect, along with other previous approvals for <br />the property. Proposals for specific buildings on these lots will be reviewed through the <br />normal PUD development plan process, before the Planning Commission and City <br />Council. <br /> <br />Wood reviewed that the Planning Commission approved a preliminary plat on September <br />12, 2000. The Commission reviewed the final plat on November 14, 2000 and forwards a <br />recommendation of approval with one condition. The condition relates to an additional <br />public sidewalk connection, which has been provided on the revised plans submitted to <br />City Council. Wood stated that Staff noted that the vicinity map incorrectly indicates an <br />area larger than the scope of the replat and should be corrected prior to recording with <br />Boulder County. <br /> <br />COUNCIL COMMENTS <br /> <br />Keany asked Planning Director Wood about the zoning for Lot 1 PCZD-I/C.
