City Council <br />Study Session Summary <br />April 24, 2012 <br />Page 6 of 7 <br />The challenges of the project are: <br />• Flood Plain issues — the site will need to be raised 1 -2 feet before vertical <br />construction. <br />• Land entitlement <br />• Utilities <br />• City's own Industrial Design Guidelines <br />$600 to $700K is budgeted for 2012; the project will bid in late 2012. <br />Director Kowar recognized Dave Szabados and architect, Eric Hartronft for their <br />extensive work on this project. <br />Discussion followed with the following comments: <br />• Support this project as a top priority. <br />• The City Council Tour of City Facilities was so beneficial. It's evident the <br />building needs updating. <br />• Will there be temporary offices during construction? Concerned about <br />employee safety. <br />• Will there be fire sprinklers? The response was that everything will be <br />brought up to Code and that will include fire sprinklers. <br />• Will the building accommodate seasonal hires for the coming years? <br />• Will the site be entirely paved? Yes <br />• There are above grade gas tanks in the new design so want to make sure <br />that adequate clean -up is done for the current underground tanks. <br />• Waste Water Facility Master Plan is underway and it's clear the two <br />facilities are closely joined and need to address the needs of both. <br />• Current facility is sub - standard. <br />• Focus on energy efficiency. Dave Szabados, Facilities Manager, will <br />ensure that occurs. <br />• Meet ADA standards and requirements. <br />• Council asked Director Kowar to convey to staff that they are in full <br />support of this project. <br />City Manager's Report <br />• Look for changes next week to the parking lot at Lucky Pie. The new <br />design of the parking lot will allow for 10 more parking spaces. Brendan <br />McManus who runs Lucky Pie will incur costs to move the planter boxes to <br />accommodate the expansion of the parking lot. The mailboxes in the <br />parking lot will stay. <br />• New 4 -way stop at Pine and Front Street. The cost savings from not <br />doing the bulb -out crossings at this intersection has allowed for the <br />improvements at the Lucky Pie parking lot. <br />• Deputy City Manager announced that RTD will not proceed with the vote <br />for FasTracks on the November ballot. <br />
