Louisville City Council Meeting <br />January 16, 2001 <br />Page 11. <br /> <br />constraints, there is a high level of open space associated with the PUD, 42.7 percent, <br />well above the 30 percent minimum required by the CDDSG. <br /> <br />Wood stated that the applicant is Dave Kreutzman, of Kreutzman Construction and the <br />underlying property owner is Edward and Joan Ladley. Robert VanPelt of RVP <br />· Architects represents the applicant. <br /> <br />Wood reviewed the site plan and stated that it is CDDSG compliant for building and <br />parking setbacks. The parking is in compliance with a ratio of 4:1000. Wood reviewed <br />the architecture of the building that is to be constructed primarily of integrally colored, <br />split faced CMU. An 8-inch by 8-inch scored CMU accent band is used as window <br />coursing. A brick corbel cornice is provided at the top of the parapet. The two entries as <br />well as two second floor balconies have a pitched metal roof and the main entry is further <br />highlighted with an exterior covered entry anchored with two brick piers. <br /> <br />Wood stated that the proposed lighting is CDDSG compliant. With respect to signs, <br />Wood stated that no wall signs are requested. One flagstone monument sign is proposed <br />at the main entry. The sign is 25 SF in area and would be illuminated with ground- <br />mounted spots, consistent with CDDSG requirements. Wood stated that the Planning <br />Commission held a public hearing on December 13, 2000 and approved the application <br />with four conditions. <br /> <br />Sisk asked Wood if all the conditions set by the Planning Commission have been met. <br />Planning Director Wood stated that the applicant has met all four conditions set by the <br />Planning Commission. <br /> <br />Davidson called for Applicant presentation. <br /> <br />Robert VanPelt, RVP Architects, 4141 Arapahoe Avenue, Suite 100, Boulder, CO <br />introduced himself and stated that he did not have a formal presentation but would <br />address Council questions. <br /> <br />COUNCIL COMMENTS <br /> <br />Mayer commenting on the landscaping plan, offered suggestions to Staff on separating <br />the trees. <br /> <br />Keany asked VanPelt if the use of this building would be for offices only. VanPelt stated <br />that it is planned for speculative office spaces. <br /> <br />11 <br /> <br /> <br />
