He spoke with <br />several citizens about the proposal, and they expressed support for more <br />commercial/retail development in the area. He stated a refueling station would <br />not be a first choice, but could be considered under a Special Review Use. He <br />commended Staff and the developer for their work on the revisions. <br /> <br />Council member Muckle stated he did not remember a prohibition of sidewalk <br />cafes. City Attorney Light explained sidewalk cafes are an allowable use. <br /> <br />Mayor Sisk voiced his concern over the proposed fueling station and stated he <br />would not support the resolution. He noted Sam's Club is interested in adding a <br />fueling station to their property, which is also owned by Koebel & Co. He <br />suggested the applicant contact the local Sam's Club representatives. <br /> <br />MOTION: Council member Marsella moved for approval of Resolution No. 53, <br />Series 2005, seconded by Council member Brown. Roll call vote was taken. <br />The motion carried by a vote of 4 to 3. Council members Yarnell, Clabots and <br />Mayor Sisk voted no. <br /> <br />RESOLUTION No. 54, SERIES 2005 - A RESOLUTION APPROVING AN <br />AMENDED FINAL PUD FOR THE GATEWAY PROFESSIONAL PLAZA, LOTS <br />1 & 2 BLOCK 2, GATEWAY SUBDIVISION <br /> <br />Mayor Sisk requested a Staff presentation. <br /> <br />Planning Director Paul Wood explained Resolution No. 54, Series 2005 is a <br />request to amend the Gateway Professional Plaza PUD, which is located at the <br />intersection of South Boulder Road and McCaslin Boulevard. This amendment is <br />the office subdivision, which was approved on October 15, 1996. The PUD <br />authorized the development of 5 office buildings totaling 36,000 SF. The office <br />buildings were constructed several years later and are approximately 50% <br />occupied with a mix of professional and medical office tenants. <br /> <br />The zoning of the property is Administrative Office - Transition (AO-T), which <br />allows various professional office uses, including medical and dental offices. <br />Building 5 at 892 South Boulder Road was restricted from having medical dental <br />office uses because of a parking shortfall. The overall site plan did not provide <br />sufficient parking to meet the full medical office parking requirement of 6 spaces <br />per 1,000 SF of floor area. The application requests the restriction on medical <br />office uses in Building #5 be lifted. If approved, all buildings in the project could <br />be occupied by either professional or medical/dental office uses. The parking <br />deficit would be 2 spaces. <br /> <br />The Planning Commission conducted a public hearing on the application on <br />
