Louisville City Council Meeting <br />April 3,2001 <br />Page 7 <br /> <br />Wood stated that the position of the applicant is that Staff has overestimated the parking, <br />whereby Staff's position is that the applicant has underestimated the parking. Staff is <br />concerned about the parking overflow. The Planning Commission's recommendation of <br />approval is conditioned as follows: <br /> <br />1. The Special Review Use shall be granted to the applicant only. <br /> <br />The applicant shall post all required fire lanes for no parking subject to review <br />and approval of Staff and the Louisville Fire Protection District prior to the <br />issuance of a tenant finish permit. <br /> <br />The applicant shall install signage as approved by staff, at all common drive <br />locations with Century Office Park prohibiting Century Retail Center patrons <br />and employees from parking in the Century Office Park. <br /> <br />Davidson called for applicant presentation. <br /> <br />Terry O'Connor, O'Connor Development, LLC, 6685 Gunpark Drive, Boulder, CO, <br />concurred with the comments of Councilman Sisk with respect to the Chief Building <br />Inspector, Mike Jones and expressed his thanks to the City Council. <br /> <br />O'Connor addressed the Atlanta Bread proposal. He stated that they are in agreement <br />with the requirements of the Planning Commission for approval. He stated that Atlanta <br />Bread can compliment the Century Retail Center and the City of Louisville. He stated <br />that the single issue is the parking. He stated that the parking will only be an issue one <br />hour a day, five days a week. He stated that they are trying to develop Century Retail <br />Center as a strip center. He stated that they have promised their tenants that there will be <br />more retail businesses located in the Center. He stated that O'Connor Development has <br />been in business in Boulder County since 1974 and has been successful. He stated that <br />they have been very careful to select tenants that compliment the Center and will abide <br />with the parking provisions. He stated that it was always their intention to have two food <br />service businesses within the Century Retail Center. He noted that Atlanta Bread does not <br />have a large staff and will not occupy many parking spaces. He stated that they are only <br />asking for what already exists in Louisville and referenced a chart assessing all the strip <br />centers in Louisville. He noted that all the centers other than Pine Street Center, have at <br />least two food service businesses and that Colony Square has seven restaurants. <br /> <br />Sheila Vessels, 2900 E. 133rd Circle, Thornton, CO, gave an overview of the Atlanta <br />Bread Company. She stated that quick food service is the fastest growing business today. <br />She noted that Atlanta Bread provides a friendly, pleasant environment and good healthy <br />food, including sandwiches, a large selection of soups, bakery goods and pastries items. <br />She stated that they strive to provide a lunch in three minutes and she projected the dine- <br />in lunch time to be 15 minutes. She stated that Atlanta Bread plans to locate 15 <br />restaurants in Colorado. <br /> <br />7 <br /> <br /> <br />
