The three different options for developing a framework <br />plan range from a one urban center plan to a three urban center plan. Planning is <br />visiting with each board to receive their input on which plan they would prefer to see. <br />The Board of Appeals feels the three urban center plan is better suited for the City. <br />During this process, Planning has also completed a Retail Study and found, in <br />combination with Lafayette, Superior and Broomfield, there is currently 10 years of <br />retail supply. At this time, 35% of sales tax comes from grocery/food purchases in the <br />city. The area around Hwy 36 and McCaslin Boulevard is currently the only <br />designated retail center and some of the proposed changes to the Comprehensive <br />Plan will add more retail center areas. <br />Another key part to the Plan is the direction the Board receives from the community <br />regarding the green energy/building codes. This will help the Board in its review and <br />decision the 2012 ICC codes. An energy chapter in the Plan should be beneficial to <br />both this Board and the Sustainability Advisory Board. <br />The Board is very happy to see the changes coming from all of the work and <br />discussions that have been done and feels these changes will help with the growth <br />and development of the City. <br />BC BOA Vacancies/Term Ending <br />David Rounds term expires at the end of this year. An alternate board member <br />position is also vacant. Applications to fill the vacancies are due October 31, 2012 <br />and the positions will be filled after City Council vote in November. <br />DISCUSSION <br />Projects for 2012 Building Code Board of Appeals <br />Review from the City Council Study Session: <br />The general consensus of the Board is to wait to make a determination on the <br />2012 building codes for the following reasons: <br />1.The completion of the Comprehensive Plan will provide direction <br />through the community input regarding the direction for adoption of the <br />energy code; <br />2.To see what other jurisdictions have adopted of the 2012 codes and <br />what they have found to work and not work for them; and <br />3.Further research into the cost effectiveness and overall quality of the <br />codes. <br />The Board is focused on what will help when it comes to saving energy, but <br />they don’t want to jump on board with the new codes without doing all of the <br />research possible. <br />UPDATE <br />th <br />Building Safety has processed fifty-five (55) permits since September 14, ranging <br />from New Residential, one Scrap-off, Tenant Finishes to Residential additions and <br />remodels and exterior work. <br />Ryland Homes in the Steel Ranch Subdivision has submitted the last three homes for <br />review and completion is expected in seven months. Boulder Creek continues to <br />work in Steel Ranch Subdivision and will also work on townhomes in the Steel Ranch <br /> <br />
