Louisville City Council Meeting <br />June 19, 2001 <br />Page 6 <br /> <br />existing structures (201 Pine Street) would be preserved. The other two existing <br />residences and the freestanding shop building would be removed. The site plan reflects a <br />total of one existing residence and four new homes. The SF-MD District requires a <br />minimum lot area of 12,000 SF, similar to the densities of West Pine Street Village. The <br />next most restrictive zone designation would be SF-LD with a ½ acre lot minimum of <br />21,780 SF. <br /> <br />Davidson called for Applicant presentation. <br /> <br />Rick Hurley, 427 Lois Drive, Louisville, CO, stated that the property consists of 1.57 <br />acres, which includes the existing Spruce Street right-of-way. He stated that they are <br />proposing to dedicate the right-of-way to the City of Louisville, which will leave 1.31 <br />acres for development. He stated that would permit 58,000 SF feet total and lot sizes of <br />approximately 12,000 SFo He reported that two community meetings were conducted, <br />one in the fall and one last spring, and the concept of the development was favorably met <br />by those in attendance. <br /> <br />Sisk asked the applicant what was proposed for the open space dedication. Hurley stated <br />that they proposed to create a pedestrian bike path corridor from Spruce Street to the Pine <br />Street right-of-way, which would dedicate 5-6 thousand SF, and install improvements. <br /> <br />Sisk asked if that would be a north-south connection. Hurley stated that at this time there <br />is not a connection between Pine and Spruce Street, west of McKinley and east of North <br />Hoover. <br /> <br />Sisk asked if this connection would bisect the property with a bike lane from Pine to <br />Spruce Street. Hurley confirmed that it would. <br /> <br />Sisk asked Hurley if this would benefit the City of Louisville. Hurley stated his belief that <br />the bike path and the Spruce Street right-of-way dedication would benefit the City. <br /> <br />Sisk asked Hurley for his justification for the SF-MD zoning. Hurley stated that the <br />parcel already has three existing single-family residences. He voiced his belief that the <br />zoning would be complimentary to the zoning of surrounding the area and a good <br />transition from the existing old town Louisville. <br /> <br />Sisk stated that if the three homes remained, the density would be comparable with the <br />Fischer Farm proposed development. Hurley responded that the density would be close. <br /> <br />Sisk stated that the applicant would have to make his case as to why the requested density <br />should be granted. <br /> <br />6 <br /> <br /> <br />
