The applicants had planned to expand their kitchen <br />but were denied a variance by the Board of Adjustments. He reviewed that the matter was <br />continued from the July 17, 2001 Council meeting to give staff additional time to meet <br />with the applicant and draft the requested changes. <br /> <br />Johnstone explained that Staff has researched the Boulder County Assessor records to <br />determine what the existing building areas were on the lots affected by the proposed <br />amendments. Building area data was available for 20 of the 22 lots affected by the <br />proposed PUD amendment. The existing PUD limits each lot to 2,000 SF lot coverage, <br />regardless of lot size. He noted that the previously submitted Amended PUD application <br />requested a change in lot coverage that would authorize a maximum of 30% of lot <br />coverage. If authorized, that change would have' allowed the larger lots to have over <br />3,000 SF of lot coverage on the first floor, and an equal amount on the second floor for a <br />total of 6,000 SF. <br /> <br />Johnstone stated that the Planning Commission recommended approval on June 12, 2001, <br />by a vote of 6-1. He noted that Resolution No. 31, Series 2001 includes the two <br />recommended conditions. <br /> · Maximum 30 percent lot coverage for each lot. However, in no event shall <br /> allowable lot coverage be limited to less than 2,000 square feet or more than <br /> 3,000 square feet, regardless of lot area. <br /> · Maximum total floor area of 4,000 square feet. <br /> <br />MOTION: Mayer moved that Council approve Resolution No. 38, Series 2001, <br />seconded Keany. Roll call vote was taken. The motion carded by a vote of 5-0. Sisk <br />and Brown excused. <br /> <br />RESOLUTION NO. 38, SERIES 2001 - FINAL PUD DEVELOPMENT PLAN, 40- <br />STALL PARKING LOT AT 925/937 FRONT STREET, LOTS 2 & 3, BLOCK 1, <br />TOWN OF LOUISVILLE <br /> <br />Davidson called for Staff presentation. <br /> <br />Principal Planner Ken Johnstone reviewed the Final PUD request for a private parking lot <br />located at 925/937 Front Street. He noted that Council had previously approved the <br />buildings for the property owner, Arlin Lehman. Hartronft-Fauri Architects, Project <br />Architects, have submitted a final PUD development plan application for a 40-stall <br />parking lot. The parking partially meets the requirements for the office/retail buildings at <br />901/909 Front Street and 917 Front Street. The applicant's eight-space shortage will be <br />met through payment of the $10,500 per space fee. Johnstone stated that private parking <br />lots are permitted in commercially zoned areas, but in the downtown area, are subject to <br />the design requirements of the Downtown Design Handbook, and governed by the <br />Downtown parking ordinance. <br /> <br />3 <br /> <br /> <br />
