The following departments will share the new facility: Parks /Open <br />Space, Public Works and Water and Waste Water Divisions. This was not the original <br />site the City was looking at, however this property came up for sale and fit the City's <br />requirements. The property is 13 acres, but has some drainage issues along both the <br />eastern and southern portion of land, which would remove the usability of the land in <br />those areas. Those areas will be buffered and landscaped. As a gateway area to the <br />City, this will provide a gateway structure consistent with other properties in the <br />Colorado Technology Center. <br />COUNCIL QUESTIONS <br />Council member Loo asked if there were an approved PUD on the property. City <br />Manager Fleming confirmed a PUD was previously approved. <br />Council member Keany had a procedural question relative to the timelines for the City <br />Council approval. City Attorney Light explained the ordinance, if approved on first <br />reading would be before the City Council in two weeks. This would allow time for the <br />title examination, a survey and a phase I environmental study. Economic Development <br />Director DeJong reported there is a competing offer for the property in question. <br />Council member Keany suggested Mayor Pro Tem Dalton meet with City Manager <br />Fleming relative to another property option. <br />City Manager Fleming stated the ordinance actually executes the transaction and asked <br />City Attorney Light if Council could proceed with the resolution. City Attorney Light <br />explained this is addressed in the last paragraph of the agreement, which stipulates the <br />ordinance authorizes the purchase and either party can terminate the agreement, <br />without any further obligation. <br />Mayor Muckle was supportive of passing Resolution No. 45, Series 2013. City Manager <br />Fleming stated passing the resolution would preserve the option on the property. Mayor <br />Pro Tem Dalton supported looking at other properties. <br />Council member Loo stated she was torn between the great price for the property and a <br />great commercial site. She did not realize this parcel was a gateway to the City. She <br />favored voting for the resolution to keep the option open. Mayor Muckle and Council <br />member Jasiak concurred with Council member Loo's comments. <br />Mayor Muckle asked how many employees work at the shop facility. Public Works <br />Director Kowar stated there are 20 public works employees there. Parks Director <br />Stevens stated 12 Parks, 2 Open Space employees and twice that many seasonal <br />employees. He explained the staff has looked at sites for over three years. He stated <br />the egress and ingress and the buffering will work at this site. <br />
