He explained the first home in the Lanterns is 450 feet from <br /> Highway 42, which he believed is unviable for commercial use and an incompatible use <br /> for the existing residential area. He quoted Planning Director Russ by saying <br /> infrastructure will drive land use and stated the extension of the Kaylix Avenue <br /> infrastructure will continue to drive land use for Northeast Louisville. <br /> He addressed the applicant's revised fiscal data for the proposal, which estimates the <br /> fiscal impact based on an alternative development of the property with 43,000 square <br /> feet of office space as opposed to 24 duplex homes. They are essentially neutral, with <br /> the commercial coming out slightly more positive. If it were viable for retail, the <br /> numbers would be different. He stated the 24 duplex homes are the best use for the <br /> property. <br /> Mr. McClure stated he purchased his home in Louisville five years ago from an empty <br /> nester family, who moved to Dacono. When this family downsized, they allowed his <br /> family to live in Louisville, with two small children. He stated he volunteers, invests in <br /> the City and maintains office space in the City. He felt he is contributing in a positive <br /> way and respectfully requested approval of the project. <br /> PUBLIC COMMENT <br /> John Sanger, 2164 Park Lane, Louisville, CO sent an email to the City Council on <br /> January 27 stating any commercial development would be incompatible with the <br /> character of the residential neighborhood. He did not see a need for any empty <br /> commercial spaces and noted there is certainty with property tax. He was sympathetic <br /> with growth issues and noted he was the Assistant Superintendent for Boulder Valley <br /> School District. He was aware of the school district's concerns, but noted Steel Ranch <br /> does not have a large population of school age children. He stated Boulder Creek <br /> Home Builders has a reputation for building quality homes and communities like Steel <br /> Ranch is what makes Louisville so great. He did not want to see the community <br /> compromised by commercial development. <br /> Marcie Smith, 2280 W. Hecla Drive, Louisville, CO urged Council to support the project. <br /> She felt a two or three story commercial development within the vicinity of Cowboy Park <br /> was not desirable. She stated most of the housing development is for empty nesters. <br /> She enjoyed her home from Boulder Creek Builders, which has a full year of warranty. <br /> Michael Menaker, 1827 W. Choke Cherry Drive, Louisville, CO noted this project is for <br /> empty nesters. He stated people will sell their homes and other people buy those <br /> homes and move in with children, which will affect the enrollments at Louisville <br /> Elementary School. He supported the project because it supports transitional housing. <br /> Keith Ransberger, 2214 W. Hecla, Louisville, CO stated he resides in Steel Ranch and <br /> fully supported the project. <br />
