Planning Commission
Meeting Minutes
January 9, 2014

Enhance the bar experience in front with bar tables and stem wall, accentuating
the historic bar

Landmarking the building to preserve its original character

Restoring original windows along Front Street – using similar windows on
addition

Designed as single story and flat roof so not to dwarf existing building

Have worked with adjacent property owner since addition will be very close to
their existing building

Gstalter gave details of how the existing building will be restored and preserved.

Russ stated the interior improvements do not require landmarking or PUD approval.
The applicant could begin doing interior work today.

Commission Questions of Applicant:
Brauneis asked if the applicant has a comment on the condition for needing a flood
plain permit.

Gstalter stated he understands they are working with an old building and understand
there are elements beyond their control. Based on the engineers’ findings, they believe
they will be successful in receiving their flood development permit.

Tengler inquired if they were planning on removing or moving the existing bar.

Gstalter stated they will not be moving the bar – the entry into the addition will be made
on both sides of the bar, but will not affect it.

Tengler asked if a roof top deck was considered.

Gstalter stated they had looked into it but the required stairway would take out too much
floor space on the interior of the building to be worthwhile it.

O’Connell asked if the current PUD would allow for the reconstruction of the old Tivoli
sign.

Robinson stated it is not currently part of the PUD, so they would need to amend the
PUD to allow for the sign.

Pritchard asked if they were looking to rebrand.

Gstalter stated they are looking into it and assume the new operator would want to
change the name.

Pritchard asked staff if the sign could change from now until City Council.

Russ stated no. Signs which are not included in the PUD must then comply with the
Downtown Sign Manual.
