<br />Staff Public Notice Certification: <br /> <br />Manjeet Ranu, Planner II, certified that public notice was published in the Daily Camera, Sunday, <br />February 27, 2000, mailed to neighbors and posted in City Hall, February 25, 2000. All Planning <br />Commissioners verified that they were familiar with the site. <br /> <br />Staff Report of Facts and Issues: <br /> <br />Manjeet Ranu reported the details of this matter as stated in the Staff report. <br /> <br />Commission Questions: <br /> <br />Commissioner McDermott asked if Roosevelt is going to stay a north, south street. <br /> <br />Craig Kitzman, City Engineer, stated that Bella Vista could change and therefore the whole intersection <br />could change. <br /> <br />Applicant Presentation: <br /> <br />Phil Geil, 897 Meadow Glenn Drive, Boulder, attorney for the Belvista LLC. Mr. Geil sees no problems <br />with the resolution as is it written at this time. Mr. Geil stated that they has to go back in redo some <br />things because of the 25 foot setback. Therefore they reduced the amount of property they were going to <br />give to the city. Mr. Geil feels that everything has been completed at this time. <br /> <br />Members of Public: <br /> <br />None. <br /> <br />Commission Questions: <br /> <br />Commissioner McAvinew asked when they will start building on the lots. <br /> <br />Mr. Geil stated that they are hoping to start in a couple of months after everything has been approved. <br /> <br />Commissioner Kalish asked about the style of homes that will be built on the lots. <br /> <br />Mr. Geil stated that there will be two-story houses along Roosevelt and some ranch style homes. <br /> <br />Chairman Lipton asked if there is a PUD that was approved for this property and if it is in effect right <br />now. <br /> <br />Mr. Ranu stated that there is an approved PUD that they can build off of today. The difficulty is in lots 3 <br />through 6 where it is more compressed and does not lend itself to much variety. <br /> <br />Staff Summary: <br /> <br /> <br /> 8 <br /> <br />
