<br />Johnstone reviewed the request for a final subdivision plat to create two lots from four existing <br />lots that are currently recognized as a single parcel. The joint applicants are siblings who recently <br />received title to the property through their grandmother’s estate. They have a desire to create two <br />lots to build a second home on the property. The lot area and width proposed on this subdivision <br />plat comply with the BOA approval and therefore are not part of the subdivision review process. <br />Both lots would have 50 feet of frontage on Grant Avenue. Based on requirements in the Old <br />Town Overlay zone, vehicular access can only be provided from the alley at the rear (west side) of <br />the lots. The staff has not identified any conflicts with the City’s subdivision or zoning regulations. <br />They recommend approval of the final subdivision plat for the Alvin and Julia Fischer Subdivision, <br />without condition. <br /> <br />Lipton requested if Commissioners had any questions for the staff. <br /> <br />Questions for Staff: <br />McAvinew asked if the subdivision was for the lots only and they would not be reviewing a PUD <br />for those lots. <br /> <br />Johnstone replied that the resolution is for a minor subdivision only and the actual home plans <br />would be subject to the Building Division approval and not Planning Commission approval. <br /> <br />Hearing no other questions Lipton ask for the applicant presentation. <br /> <br />Applicant Presentation: <br />Melissa Cooper and her spouse, Rick Marino, 1044 Lincoln Ave., Louisville, CO 80020 thanked <br />Johnstone for all the assistance he has provided in helping them work through the legal <br />requirements to do the minor subdivision of the property that has been given to them by their <br />grandmother.
