Lipton agrees with the previous two but is not in total agreement. It would seem logical for the City to <br />swap some land elsewhere to be designated ‘Rural Preservation’. He also stated that we cannot ignore <br />the IGA when we zone a piece of property. <br /> <br />Pritchard agrees with what has been said and if the property is annexed then it should be zoned <br />Industrial. <br /> <br />Lipton requested a two-minute recess to allow time to have a motion drafted. <br /> <br />Lipton moved that “the Planning Commission believes in the absence of the existing IGA, the <br />appropriate zoning for this property should be Industrial. (Debra Kalish, Patricia Thompson and Christopher Leh absent) Motion passed 4:0. <br /> <br /> <br /> <br /> Resolution No. 29, Series 2001, <br />Temporary use permit for 3 modular units totaling 36 feet <br />by 60 feet to house professional offices during construction of new office buildings, at <br />901/909/917 Front St. Case #01-027-TU. <br /> <br /> <br /> <br />Applicant: Hartronft Fauri Architects <br /> <br /> <br />Owner: Pulmonary Data Services <br /> <br />Public Notice Verification: Jeffery Martell, Planner II, reported that public notice was properly served <br />having been published in the Daily Camera, posted in City Hall and mailed to the surrounding property <br />owners. <br /> <br />Staff Report of Facts and Issues: Martell reported that the applicant is requesting the approval of a <br />Temporary Use Permit for office space in three modular office trailer units (combined together) <br />equaling 2,160 square feet in size, for a period of one-year from the issuance of the permit. The <br />temporary office project is part of two larger proposals that have been reviewed and approved during <br />the past two years, specifically 901/909 Front and 917 Front Street on the eastern edge of the Old <br />Town Commercial District. A request for temporary permits longer than 30 days in length require <br />approval through the Planning Commission and City Council public hearing process. The offices are to <br />be used by the Pulmonary Data Services company during the construction of the new office buildings <br />on the parcels previously mentioned. The trailers will be located at the western 1/3 of the rear of the <br />property, twenty-one feet from the public alley between this parcel and Front St. <br /> <br />Ten parking spaces are provided on-site for the temporary use. Five spaces are to be located on a <br />gravel surface and five on an existing concrete surface. These spaces are to be used by employees and <br />construction personnel. <br /> <br />Staff is recommending approval of the request with one condition: that the duration of the temporary <br />use permit would end within one year of the issuance of certificate of occupancy was issued for the <br />trailers or when a certificate of occupancy was issued for the new building, whichever occurs first. <br /> <br />Commission Questions: <br /> <br />McDermott requested clarification of where the construction employees are to park. <br />5 <br /> <br /> <br />
